Thank you! We are almost certain to take it, but are currently double-checking a few minor details regarding the [Wärmekonzept]. What happens next? Call local and large construction companies with floor plan ideas and a rough desired move-in date and try to compare the description of included construction services to find the most suitable offer? Suddenly, the garbage bin collection point still gives me something to think about..

Because of the noise or the smell? How many residents place their bins there? Normally, they come back onto their own property after collection and do not stay there permanently - no one wants to carry their residual waste bag 100m.

4 households on 30sqm of storage space must be collected. If I build a garage there, I might not have to deal with it anymore.

Well, it's just four bins you hear once a week in the evening – but you can also hear the neighbor's 100 meters away (significantly quieter though). Especially with the garage in front, that wouldn't be a reason for me not to take the property.

Our pickup point is diagonally in front of the kitchen window, about 25 meters away. We find that completely unproblematic.

And it was much more important that the bins at the households have an enclosure and are not just standing freely by the path. Here in the settlement, there are plenty of examples of city villas costing 500k, where four bins just stand in front of the door. My inner aesthete rebels against that.

Even if one has not yet committed to the house type due to the missing development plan.
Regarding the "move-in date," I unfortunately have to burst your bubble. First of all, it’s about planning, which can take various amounts of time. Then it's about the building application and approval. Only then does construction begin. The handover date of the finished house is contractually fixed. But it then only states something like ".. 7 months after construction start" or similar.
