Again: Apart from the notary and taxes, the following cost items absolutely do not contribute to the house value and are usually not included in the offer from a construction company:
Built-in kitchen (or other furniture)
Soil survey
Surveying
Structural engineer
Building permit
Costs for various media connections (sewage, electricity, water, telephone, etc.)
Garden work
Terrace
etc.

In principle, you are right, although I would like to express slight doubts regarding the terrace, the utility connections, and (not mentioned here) garage/carport.
A house without utility connections is unusable. It may not increase value, but at least no value reduction occurs (if they were missing).
Terrace/garden – pointed out some time ago that an attractive outdoor area can possibly have a price-increasing effect during sales negotiations.
But basically, you are right.

You too are basically right.
As far as media connections are concerned, the bank probably does not care whether you have them at the completion of construction or not. They do not increase the value, nor do they decrease it; they are simply irrelevant to the bank and thus also for the interest rate offered on the financing.

Since you want to build a house to live in and not a house for subsequent sale, even a little garden digging, planting roses, and putting up a wooden shed will not increase the value of the house in connection with the financing.

There are also banks that consider the KFW loan as equity.


0.2% less interest, 5 years longer term... That might look different already.

300,000€ is not much up here.

What value can the bank achieve in the event of a sale if the house A) has running water and B) does not have running water? Or what do you mean by utilities? In my opinion, the house connections clearly count as production costs and are recognized.
