Ok, I do have to clarify a bit here. On the left side, the windows are more or less fixed. New here everywhere are planned floor-level windows, as well as more "sliding doors" to open.

On the bottom side and right side, changes to the windows are conceivable.

I am very curious about the ideas from Kerstin, or rather kbt09.

I can't imagine that there is no installation shaft. Just imagine if everyone could do whatever they want. There would be a mess with the sewage pipes, which would very likely be unacceptable because too many corners and bends must be avoided. It is the same with load-bearing walls that support the upper floors.

Could it be that you are taking "everything is possible" or "you can do whatever you want" too literally?

Regarding the wastewater shafts. It would be preferable if the toilet upstairs on the right stays there; the kitchen can be placed in different locations. The bathroom downstairs as well. Of course, this means further pipeline routes and costs depending on the case.

Regarding the load-bearing walls, in the end the building still has to stand; the structural engineer will have to recalculate this. The "most problematic" is the living room, which has a large span and only supports along the entire left front. But in consultation with the architect, we will first draft the various variants and then have the structural engineer recalculate everything again or, if necessary, plan for a beam...

Don't forget: there will be two more floors added above your apartment. Imagine if those above you also install their toilets somewhere without coordination and installation shafts – then you would have the sewage pipes from the first floor as well as the attic in your apartment... But well, I just wanted to point that out.

So, now my first attempt ... with which I am not completely satisfied. But maybe it helps to develop further ideas.

I am dissatisfied with the right part, I’ll call it the "private section." Why did I even change something in the original layout there? (here the V1)

    What bothered me:

      [*]If there are children at some point, then there is "only" an east-facing window there, whereas the parents' bedroom has a full south exposure
      [*]Parents' bedroom .. I don’t like having the quasi-open part and the entrance area of the room right next to the head of the bed
      [*]The size (smallness ;) ) of the dressing room in version 1
      [*]Bathtub .. if you’re not a total bathing fan yourself, I would always put the bathtub rather in the "public"/children’s bathroom. Because with children you definitely need it in the early years

    In general about version 1 etc.

      [*]Sofa/living area planning
      [*]Kitchen should rather be at the bottom of the plan in the south

    What I have noticed now about the windows:

      [*]Plan bottom is supposed to be the covered seating area, so I find the floor-to-ceiling window (terrace door?) in the room to the right rather impractical. Also because of the look from "outside" in and having a desk etc. there.
      [*]There should also be a direct access from the large room to the seating area
      [*]In rooms like children’s room, guest room etc., I find floor-to-ceiling windows about 100 cm wide less practical and less light-giving than wider windows with a sill height of about 80 cm. Placement options etc.

    And here the attempt:


    What I like:

      [*]The entire front on the left remains open
      [*]The structural engineer will be happy about the after-work office in the middle of the room ;). Currently planned open to the left at the window front. Here I could also imagine a glass wall with glass door

      [*]Lots of inconspicuously integrated storage space
      [LIST]
      [*]Hallway is enough even with children, could completely absorb jackets, hats, scarves, shopping bags and shoes on the upper wall of the plan
      [*]Parents’ area 5 m wardrobe plus 2 m dresser
      [*]Separate area for KNX, TV technology, router etc. at the back of the after-work office. The lines to the TV can be integrated into the wall
      [*]In front of the main office, on the one hand on the left behind 2 large sliding doors, a place for vacuum cleaner, mop, ironing board, possibly beverage crates and a small pantry shelf. And on the other hand on the right a kind of laundry room. It should get an exhaust solution or maybe there’s already a ventilation system, then you can also put a rod for drying just ironed laundry etc. there

    [*]The sofa corner is private but still spacious. Also has the view to the open window front. If you want, you could integrate recessed sliding doors in the walls of the after-work office that completely separate the sofa area if needed
    [*]The long gallery, books, glass cabinet wall at the right side in the dining/living area I could imagine nicely designed and illuminated
    [*]Glass door from hallway to dining/cooking/living area lets light into the hallway but also closes the room
    [*]Dining area now drawn in with table 240x100, chairs measuring 60x60 cm and a cozy bench, dining sofa or similar

    [*]The private part of the apartment is also quite private

What I don’t like so much:

    [*]Bathroom in the parents’ area – no window due to shower and location of the room
    [*]If the parents’ bed has a mattress width of 200 cm, the area is too narrow. 180 cm would work
    [*]Section of potential children’s room .. is almost too narrow and long for me
    [*]Children’s bathroom .. window access not possible due to tub placed crosswise .. maybe you can live with a ventilation system there.

What else I noticed:

    [*]Parents’ bathroom was planned with a separated WC room .. really necessary? I find it a bit creepy to disappear into such a small room inside the bathroom.
    [*]The shaft, now in the parents’ bathroom and a bit longer than originally, in the entrance variants in the children’s bathroom .. that was fixed – right?

Open for discussion and further development of ideas ;) ;) ;).

Cool. Already a great approach, I think. I especially like the entrance area with the spacious cupboards and the glass door. However, I'm not sure if I would like this separated office spot in the living room. It would be too tiny for me. ;)
