Hello everyone

So I spoke with the architect again and also discussed 3 ideas derived from your suggestions. The good news first, all 3 ideas are basically feasible from his point of view.

Windows: We can still shift the windows in the east/southern part as much as we want, but also enlarge them or add additional ones. We only have to pay the approval fees. Only smaller is not possible due to building regulations ;)

Riser zone: Basically, we are free regarding the planning of the rooms, he will then plan the riser line, but is relatively flexible here since the building only has one full floor above and an attic floor.



The window front west/southern, i.e. at the terrace bottom left, will be at ground level both to the south and to the west and meet at the corner, supported by a metal post.

What do you think about the following ideas?

But you haven't shown that yet. What about the window from the room that lies south but also borders the seating terrace? Also floor-to-ceiling windows along the entire front? I also tried to determine a few measurements .. For variants 1 and 3 --- the dining area will be too tight - that won't work. Variant 1 - I like rooms 1 and 2 with the bathroom. Bedroom, that one closet doesn't fit there .. generally, I find the walk-in closet quite awkwardly designed; you still need a closet in the sleeping area. Variant 2 - I find it unfortunate that the offices are exactly around the seating terrace. Walk-in closet area maybe just 180 cm deep Variant 3 - Walk-in closet area about 175 cm deep, bedroom about 265 cm wide In all variants, I don't like the direction of the entrance door ... namely towards the private area, which depends on the closet position in the hallway.

Ha, of course I like option 1 best. ;) However, the bedroom is going to be tight. Either the wardrobe has to be less deep (there are also nice 50cm wardrobes) or the room needs more depth. Wardrobes in the bedroom don’t bother me at all. On the contrary - there are such beautiful bedroom furniture... The long hallway between the office and kitchen is also too long for me and restricts the dining area, as kbt already said. The wall has to be shorter again. I would also make sure that the utility room door stays in the hallway and does not drift towards the living area.

In option 2, I don’t like the dressing room at all. It is cramped and dark. I also don’t like the bathroom without a window. Besides, child 2 is quite small and the offices take the prime spots in the apartment – I think that’s a waste.

I also find option 3 pretty good. Unfortunately, the dressing room is again so dark and cramped. But what bothers me the most is the tightness at the dining area. I also can’t just retouch that away by shortening a wall. But the utility room is ideally placed.

In any case, I would put a glass partition with a glass door between the hallway and the living room in all options. My parents have that too. It looks airy and bright and brings calm to the living areas.

... the bedroom in version 1 is max. 310 cm wide .. if there is a normal bed, at least 210 cm of that is already taken. Even a wardrobe with a depth of 50 cm somehow seems out of place ;). And, the passage space between the wall behind the dining table and the start of the kitchen wall is approx. 250/255 cm ... That is already tight for a table alone, but if that is the main passage to the kitchen, then it doesn't fit at all.

I would also give it more depth - but I think that's solvable.

What you mean by the kitchen and the dining area - I can't follow, sorry. The long wall has to go again, like in #39. Or I can't follow you...

I wonder if in option 3 they don’t remove that bend in the bathroom and instead just have less space there. Move the bedroom with dressing room to the right side of the plan and have the dressing room a bit deeper for that... That way there would be space at the dining table, I think. Then it could be great. Especially the utility room position is brilliant with the shaft. That must be possible - right? I don’t have my draft on hand to test it now.
