The living room area was the first thing I noticed as well, 3.20m feels clearly too little, you feel like you're in a sardine can...

How variable are wastewater/water connections? What is the minimum size an office should have? Are customer visits expected there? North arrow? Does the street run to the right or where? Is it noisy? Are neighboring buildings close or far? Are two outdoor seating areas actually desired?

I actually find the project Wohnung quite interesting, to draw back and forth on the weekend. But for some brainpower, I lack dimensions, north arrow, and all the surrounding stuff. Sewage flexible, etc?!

Hello everyone

Thanks already for the first feedback. For plans 1 and 2, I can hardly draw the dimensions accurately, since I do not have the original files, but I can measure the dimensions for you on the original plan. In the attachment you will find plan 3 with the dimensions, so you can roughly imagine the size. The m2 are also visible in plans 1 and 2.


I have also added a site plan, on which I have marked the two "buildings" with 3 floors (including attic). The condominium is located at the bottom left (the approximate floor plan is drawn with the black lines). You will also find a north arrow at the bottom of the map.
The land on the left and bottom side belongs to the apartment. As you can see on the plan, there is no further building in front or at the bottom; this is agricultural zone. In front, you look down onto a lake (depending on what the farmer plants on the agricultural land).

Behind the house is a main road (gray area), which is moderately busy (rather quiet at night, busier during the day), primarily used by cars.





Yes, the area at the bottom is covered within the dashed lines, by the upper apartment; also, the left seating area is slightly covered by the balcony above. We plan to connect the seating areas continuously. The lower one is intended for the lounge, and the left one for a dining table.


Since nothing is built yet, these can still be moved. Depending on the situation, this involves minor cost consequences, but if this results in an optimal situation, this is fine for us.


We do not expect customer visits here, at most perhaps a meeting for two. Regarding size, we thought about approximately 14 - 18 m2.

Do both offices really need to be that big? Wouldn't around 12 m² be enough? It also says, maybe only 1 office. How are the offices used? Home office for both? Then 2 offices would be more practical, if you do conference calls etc. from there, it’s really annoying if the second person in the office is also on the phone.

The utility room doesn’t have to include building services – right? Just washing machine, dryer, vacuum cleaner etc., some supplies – right?

Regarding water connections… normal ones shouldn’t be such a problem, the toilet drain might be problematic. In your 3 variants, the toilets are always in the same place. Do you know how the apartments above are planned? Have you been told about the toilet drains nevertheless?

Can a window not actually be installed on the wall where currently the guest bathroom and one room are at the top of the plan?

Well, we can also live with 12 m², I just reconsidered it. One office is primarily used for home office, meaning phone calls should also be possible there. The second one is rather only used in the evening (not for phone calls).


Heating, water, etc. is all in the basement. However, the electrical distributor with KNX control as well as multimedia cabling would still be in that room, but it would be mounted on the wall and would not take up much space in depth.


The toilet drains are indeed each in the apartment above at that spot, so it would be preferable to keep them roughly there, however it would certainly be conceivable to shift some individually, according to the first meeting with the architect.


That will be rather difficult; the toilet above is directly at the front building entrance and the canopy... meaning all the people who enter the building also walk in front there.
