Renovation of a 1960s house: Questionable expert recommendations?

If you can't completely renovate 120 sqm for €250,000 and the fancy Benz is also parked in front, you are doing something completely wrong. In addition, you can invest about €320,000 (probably even more) if you aim for KFW 55. There is endless funding and you basically have a new building there. I would have estimated €1,200 per sqm for a complete renovation.

Well, if someone plans it properly, they guarantee that you won't bring any problems upon yourself. That's not rocket science.

I will post a cost estimate in the next few days, then I’m curious where there is still room for a Benz. So much in advance: I am not a born DIYer ;)

That has to be included in the budget. I am currently doing a core renovation of a two-family house (just over 200sqm) to a KfW55 house. 120 new build standard upscale and 80sqm windows + heating new. In addition, complete insulation. With your budget, there would be a fat AMG car in it.

So, here is our current listing. The total scope is now just under 300k, because the surveyor would have estimated significantly more for completely new lines than I did. I researched all other items online with the most current dates possible. If I found price ranges, I took the maximum and sometimes added extra charges. As I put this together, I already noticed that some points were calculated generously. So far, I have hardly included any personal labor because I couldn't quite estimate how the walls (partly wood-paneled) look and whether they first need filling or something else. Painting and refurbishing floors, for example, I definitely feel confident doing myself.

Since I hear and see everywhere that construction costs are skyrocketing, I like to assume the maximum and would be happy if the offers come in significantly lower. The exterior area is not accounted for yet. There is still a terrace (approx. 25m²) as well as paved paths around the house that should be done in the medium term.

Also, this list is probably far from complete. Baseboards, for example, spontaneously came to mind when it comes to flooring, and I have budgeted something for that. There are many more such "small things."

We definitely don't need luxury everywhere but spend a lot of time at home and would like appropriate comfort. For the kitchen, for example, as a hobby cook, I'd like something decent.

So, tear me apart. Where's the AMG?

Heating T€ 27 is too expensive
Electrical T€ 25 is already a very decent electrical installation with many extras
Water in the basement I did not have on the radar
Counterbatten insulation? Why?
Windows T€ 27.6 including front door too expensive
Wood floors are completely removed because of new heating and electrical, therefore no refurbishment needed ==> buy new
Kitchen does not belong to the renovation = T€ 28 no renovation costs (very luxurious kitchen for cheap electrical appliances)
Bathroom ground floor + guest WC necessary, where you already have so little space?
Guest WC T€ 5 = luxury
Water pipes T€ 15 too expensive

New screed missing due to underfloor heating

There is a lot of fear buffer in there. And positions that do not belong to the renovation - alone for the kitchen and unforeseen expenses there is the (used) AMG ;)

A few real current figures from my renovation:
Electrical with normal equipment complete 120sqm about T€ 15 (without "Smart Home", but including electrical shutters and 90 sockets for 120sqm + LAN) - electrician is almost finished
24 windows including aluminum front door and HSK terrace door about T€ 25 (49sqm including electrical shutters, WK2 fittings and RAL installation, KfW 55 compliant, special color outside) - installation is currently running
Water pipes for 120sqm (guest WC and bathroom) about T€ 6 (good Viega Raxofix pipe) - finished 2 months ago
