Should the land be filled up or not?

I see no need to widen to 5 m. Unless you might want a double parking space (carport) later?

The driveway to the parking space has a 10% incline. Then L stones are sufficient.

I have marked it in a plan for checking.

Is there a retaining wall in the south of the property?

Wasn't there a better solution?

Here, almost a basement apartment under the house with an integrated garage or carport suggests itself. It's just a matter of costs.

Have you also presented your floor plans here? Both have to be considered together.

Basically, we are finished with the planning and the execution drawings/construction documents are to be created.

The house retreats 3.65 m from the street because it then stands on the same line as the neighbors on the east and west sides.

The driveway with 3.50 m was intended to provide a bit more space for getting in and out and more space at the driveway.

But I was called and told that due to the height difference the parking space must be widened to 5 m because on one side, the side to the neighbor (east) and on the other between the parking space and the house, the area must be secured.

No double parking space planned, only possibly 1 carport later.

There is a retaining wall to the south because behind it there are semi-detached houses in the second row. The house is placed at the street. South and west were secured back then due to the development of the private road for the rear houses.

A basement/integrated garage should cost 70-100k, which was and is well above our budget!

I don't see the 5 m, can the GU explain that to you in more detail?

I do not see the necessity of the 5 m. Can the GU explain that to you in more detail?

Is the access for the southern properties on the south side of plots 366/6 and 357/3?

The alignment of the houses is irrelevant. The western neighbor is further away from the street than the eastern one.

Why is the parking space so far inside the property? Do you need the second parking space in the driveway?

Before you submit, I would also like to see the floor plans.

You do have considerable earthworks to carry out. With my suggestion, the mass balance should almost work out.

From a height difference of 1 m within the building envelope, a basement should already be worthwhile.

I would like to check that again tomorrow once I have seen the plans.

Have a nice evening.

I understood it so that the original poster wants an effective driveway width in the sense of the width between the house and the fence of 3.50 m available, and the general contractor now wants to use 1.50 m width for the terrain modeling area – so the planned width is to be inflated to 5.00 m in order to end up again with 3.50 m usable width after subtracting the unexpected width requirement of 1.50 m.
