Why can't the car be parked on the street? Is that a garage?
Why does the house retreat 0.65 m from the street? Because of the wall heights?
Why 3.5 m instead of 3 m to the property boundary?
Is there a plan from the approval planning?
Basically, we are finished with the planning and the execution drawings/construction documents are to be created.
The house retreats 3.65 m from the street because it then stands on the same line as the neighbors on the east and west sides.
The driveway with 3.50 m was intended to provide a bit more space for getting in and out and more space at the driveway.
But I was called and told that due to the height difference the parking space must be widened to 5 m because on one side, the side to the neighbor (east) and on the other between the parking space and the house, the area must be secured.
I don't see a need to widen it to 5 m unless you might want a double parking space (carport) later?
The driveway to the parking space has a 10% incline. Then you can manage with L stones.
I have once marked it in a plan for checking.
No double parking space planned, only possibly 1 carport later.
Is there a retaining wall on the south of the property?
Wasn't there a better solution?
Here a basement with integrated garage or carport almost suggests itself under the house. It's just a matter of cost.
Have you also presented your floor plans here? Both together have to be considered after all.
There is a retaining wall to the south because behind it there are semi-detached houses in the second row. The house is placed at the street. South and west were secured back then due to the development of the private road for the rear houses.
A basement/integrated garage should cost 70-100k, which was and is well above our budget!
