This won't work. Grym has already written it, plan with correct wall thicknesses and then place a few pieces of furniture as desired in the rooms. And then please provide dimension chains so that the room widths can be recognized accordingly.

And, please answer the questions from:

we can't guess what you need which rooms for, what possibly all has to be on the upper floor, etc.
-------------------------
Regarding the planning ... for the kitchen there is ... an L possible, otherwise not much.

Just as a reference:

With us, KFW 55 insulation, gas condensing boiler, and aerated concrete, clinker:

** outside 46-48 cm,
** inside 17.5 cm.

Shell construction,
In addition, 1 - 1.5 cm plaster inside...

Thank you again for the information. I will get back to you as soon as I have all the dimensions clearly in the drawing for a new one and fill out the form :P.

First of all: I have specified an exterior wall thickness of 30cm, which will roughly correspond to this prefab house provider. Inside so far 15 cm.

Best regards Ravosch

Hello everyone,

as already announced, I wanted to get back to you as soon as the floor plan was roughly laid out.

First, here are the completed key data:

Development plan/restrictions
Size of the plot 605 sqm
Slope
Site occupancy index
Floor area ratio
Building window, building line and boundary
Edge development allowed (max 9m (garage))
Number of parking spaces
Number of floors 2 (2nd floor with 2m knee wall)
Roof shape gable roof 30°
Style
Orientation west-east?
Maximum heights/limits
Further specifications all approved

Requirements of the builders
Style, roof shape, building type - gable roof 2m knee wall
Basement, floors without basement, 2 floors
Number of people, age so far 2 (25, 23) - planned max 3 children
Space requirements on ground floor, upper floor
Office: family use or home office? Family use possibly as 3rd children's room
Number of overnight guests per year 2-5
Open or closed architecture
Conservative or modern construction modern
Open kitchen, kitchen island closed kitchen
Number of dining seats 8
Fireplace no
Music/stereo wall
Balcony, roof terrace
Garage, carport double garage extra long 6x9m
Utility garden, greenhouse
Further wishes/special features/daily routine, gladly also reasons why this or that should or should not be

Living room placed on the west side because neighbors are located to the north and south and only fields to the west. Both working and only home from 4-5 pm.

House design
By whom is the planning made:

- Architect planned according to wishes but not 100% perfect.

What do you particularly like? Why? Living room in the west facing the garden
What don't you like? Why? Living room still a bit too small for dining and living area, kitchen a bit too small, pantry awkwardly placed. Guest WC possibly too large. Bathroom too large
Price estimate according to architect/planner:
Personal price limit for the house, including equipment:
Preferred heating technology: air-to-air heat pump, underfloor heating

If you have to give up, on which details/extensions
- can you do without: smaller guest WC
- cannot do without: pantry

Why did the design turn out the way it is now? For example
Standard design from the planner?
Which corresponding wishes were implemented by the architect?

So far first draft

My changes would be as follows:
GF

[*] The stairs a little more to the east => living room becomes larger + guest WC a little narrower
[*] Place pantry differently => not sure where yet
[*] Try to make kitchen a bit bigger
[*] Office should not necessarily become smaller (possibly dialysis room or children's room for later)
[*] Smaller window in the kitchen

Upper floor

[*] Shifting the stairs will make the room layout more fair
[*] Possibly separate the bathroom with a storage room because 18 sqm would be too large and convert the current storage room into a dressing room => This will then be the bedroom

I have also tried to design the house myself with Sweet Home 3D. In the floor plan PDF file, north is at the top, so the living room is to the west.

I would be very happy about comments and improvements!!

Best regards,
Ravosch
