Association of Private Homeowners... there you will find an independent expert. How often he comes is contractually regulated. Best before signing the contract, because he also reviews the contract.

And yes: you can expect about 10% additional costs for a single-family prefab house.

Find an independent expert, preferably one who is court-approved.

Prefab house is not the same as prefab house
Construction time from building permit is about the same as brick by brick
The expert visits the first time for the foundation slab or in your case the basement
then when the house is erected
After that, the interior finishing begins - depending on the manufacturer - the exterior shell is often completed last. Prefab house companies have different levels of prefabrication
depending on the degree of prefabrication, the expert visits more or less frequently

Costs tend to be higher than solid construction

In the model home centers, you only have salespeople, don’t forget that

Regarding cost certainty
General contractors, whether solid, timber frame, concrete or wood
all have a construction performance specification. That is included in the price
After that come all owner-related
all incidental building costs
and all upgrades

The last two posts I found really helpful.

The general tenor is:

- Prefabricated houses are no good and are anyway more expensive than solid houses
- The guys in model home centers are all liars and fraudsters, in other words salespeople and only want my best... my money.
- I then need a court-certified expert or construction supervisor

And how do I now get in touch with the nice honest general contractors who simply plan and build a normal single-family house for me? The ones in the construction centers, even for solid houses, are all just profit-hungry fraudsters as I have learned. ops:

You tend to think in black and white, I’m afraid. Nope. Both have their justification. There are good and bad companies and bad apples in both. Well, that comes close. But you can also think a little for yourself. With that attitude, maybe better. We chose the way of finding a general contractor recommended by acquaintances who seemed serious and competent to us during the conversation. However, we were still on the construction site every day – that then had less to do with the general contractor, but more with the craftsmen. In my opinion, the best way is to interview new homeowners in your future neighborhood. Yes, you have to ring the doorbell there or say "Hello" over the garden fence. But it’s worth it!

Not at all, I was just portrayed as naive in the first two pages of this thread. Obviously, I am a layman on the topic, I admit that honestly, but I find it quite unfriendly when you are immediately approached so aggressively. That really doesn’t have to be the case, does it? And when my plan is torn apart in the air right away without delivering real pro-contra arguments, that’s where the black-and-white thinking I don’t like either comes from. That was just reflected from my side in an exaggerated way. An honest independent comparison or test would be nice there. That is simply not possible! I am fully employed, and my wife takes care of our little 5-month-old son. From next July, my mother-in-law will look after the little one one day a week so that my wife can slowly get back to work. That’s why we much prefer a prefabricated house, since we don’t have to be constantly present on the construction site and ultimately can’t do anything there. How should we? Neither of us is a professional, and how am I supposed to judge whether worker XY is doing his job well or not? Unfortunately, that is also not possible. Our home municipality will release two new development areas under the local resident model for application at the end of the year. It’s not even certain that we will get an allotment, but we meet many criteria, so we have quite good chances. Currently, both new development areas consist only of flat gravel lots. The two site development plans only specify the maximum buildable area per plot, roof slopes, etc., but not companies or construction methods. So there is no one there whom I could ask about their experiences. I had hoped to get that here in the forum, but if my first thread is approached like this right away... well, great.

Let's be honest, I built a "prefabricated house" (had it built, medium-sized company). I would do it exactly the same way again immediately! No way would I ever long for a solid house. The indoor climate alone is a dream, the (after one year) still present scent of wood when you've been away from home for a while.....Then these craftsmanship advantages, 260cm x 80cm wall cabinet with 4cm solid oak frame just hanging on the wall? No problem, 12x size 6 Spax screws and that thing is so firmly attached that I can sit on it weighing 85kg. The same applies to the double washbasin in the bathroom, solid, 240cm wide, black glass top and two large sinks on it. It holds with 6x size 8 Spax screws.
