Prefab house expert - sensible or wasted money?

Who's talking about constantly? I have to go to work too. I only said that one should be available for questions. For that, when any trade starts work, you just pop by for half an hour. By the way, I didn't mean to say that I sneaked around secretly to catch my craftsmen at something... I actually just came around the corner in sneakers (quietly!), we even had an appointment (with the site manager and craftsmen).

What you describe I see exactly as a disadvantage of solid construction. Either you get a construction manager/carrier or simply someone who supervises the work in our sense, which would be very expensive, or not at all, and then they will walk all over us, perform various tasks incorrectly or not at all, there will be many unnecessary time-consuming discussions that are only expensive.

Therefore the desire for a prefab house. But anyway, if it had become concrete, I would have put our construction project here up for discussion anyway, but the initial question was answered and our house project was bombed away and destroyed thanks to the dr*cks BRW. For months we had prepared for this, held talks, made plans (yes, here we were probably naive, we just wanted to build a nice future for us and our children) but apparently it is not meant to be.

Ok, I’ll stop before I get completely worked up.

Thanks for the constructive contributions, even though some were at least borderline harsh towards the OP, I think that is not necessary.

I no longer keep track of who is who here. Is now = Hitokiri-666 (although the latter has apparently been deleted)? Or are they acquaintances, relatives, friends, split personalities, brothers in spirit, or something like that?

A prefabricated house is not finished. The interior fittings, roof, windows, doors are usually like those of a solid house.

If you want it finished, then go through a [Bauträger].

That was indeed a crucial point. The prefabricated house is a shell. So you save the on-site shell construction phase up to roofing. The rest is done like in a solid construction. The prefabricated house does not come with the toilet on the wall! Just look in the house picture thread, where you can see exactly how the walls are being erected at , the house is by no means finished. And if you do not control or have controlled the interior work carried out by craftsmen, problems can occur with both construction methods. With the prefabricated house, you cannot check any possible "botched work" that they already cover up in the factory... unlike when the building shell is constructed on site. The only difference. Topic developer: he is certainly obliged to deliver a defect-free house, but he has a strong interest in doing so as cost-effectively as possible. After all, he works primarily for his own profit. In case of doubt, a solution may also come out that just barely surpasses the warranty period... and if there is no control by the builder, there can certainly be pitfalls. A colleague bought a house from the developer, they really wanted the plot... and it was only available with developer. He immediately hired a construction supervision because the impression was so bad... The neighbors bought themselves free from the developer’s binding by paying a significantly higher plot price.
