Prefab house expert - sensible or wasted money?

don't want to disturb the thread, but soft was related to the social factors (acquaintances, environment for us parents and the children)

No local resident model, land directly from the municipality - fully developed almost factor 18 difference to the Freising market prices mentioned by Hitokiri

Hallelujah!! That is exactly what I am trying to convey. So the point is clear now.


From this... oh wait... if I or my evil old ego, who supposedly wanted to do advertising but only posted a link here for information sharing and discussion, post it, I might actually get banned. So... how do I post a link without posting a link, which people can still use to read the information themselves, in this case a PDF. Since it only contains the presentation of a municipal meeting, and no advertising is done, it is probably irrelevant.

Will one get banned if one says that such regulations are utter nonsense?

Just for those who are really interested: So, go to the website of the municipality of Eching (district Freising) and then go to the point (second in the list)

There you can download the PDF. It gets interesting on page 14, where the area is described, page 15 explains the asset and income limits (into which we would fit well), page 16 now shows the prices and how they come about. Basically through the BRW and a 30% discount on it. Thus, for Dietersheim (where only single-family house parcels exist) one comes to a price of 609 €/sqm. Then pages 17 and 18 show that the last BRW is now at said 1650 € (with discount 1155 €).


Ok.. THAT is really a giveaway! And where is this plot? In Timbuktu? It is no longer acceptable that there are such extreme price differences within one country. And such jumps cannot be explained by slightly higher salaries either. Well, that can be discussed elsewhere.

We will now just wait and see what the mayor and the municipal council decide. Planning anything further makes no sense at the moment, since I would also align my job and my wife's on where we will have our house built.

It is really madness, you can't say it any other way. But apparently, there are people who pay (or can pay) that.
The place didn't mean anything to me, so I looked it up, and the location sounds quite exclusive after all. Munich is the most expensive area in Germany after all.
How far would you have to move to make it significantly more bearable (<€500/m²)?

Well, at least that is honest. ops: Whether something is really without argument, one can be divided on that as with many things here. I don’t want to dwell on it forever now. Just this much, I have started reading other threads here along the lines of "I am new and want to build our single-family house." It may of course be only my subjective feeling, but I do find that the original posters there are also being approached very harshly and brusquely. One is said to be poorly informed (which may be factually correct, but one can also say that more nicely), that someone here is just trolling (because they simply expressed their wishes and budget), etc.

I believe that many people here have a lot of expertise. No question about that, but they often show no understanding toward beginners when they express questions or opinions that are obvious to the experts. A bit more understanding would do good. Especially since an opinion is not directly right or wrong. Please just reconsider your (everyone who feels addressed) sometimes very accusatory and harsh way of writing. That helps no one.

As frustrating as it is, it does say that the standard land value at the time of the award decides. And in all of Germany, a lot has changed in recent years, so the difference compared to 2016 is well explained. The BRW is just a value calculated from traded plots/properties. And if prices like these can be achieved in this area (it’s just Munich’s influence), that’s your bad luck. How that fits together with the income limits, however, I don’t really understand. Still, good luck! Maybe it will still work out.

I have now found a 570 sqm plot in Paunzhausen on Immoscout24. That would mean an additional commute of about 30 minutes compared to Dietersheim (where we would like to move). I think that’s still okay, but I don’t know if there would be decent infrastructure with daycare centers, schools, supermarkets, etc. Otherwise, beyond Pfaffenhofen, Au in der Hallertau, etc., you can find plots under 500€. We are now waiting to see what the square meter prices will be when the allocation is decided.
