Prefab house expert - sensible or wasted money?

You have to want it a little bit, of course, or do you want to tell me that no one within a 20km radius has built a new house in the last 5 years? It's not about questioning the immediate neighbors, but about finding companies from the area. You can also take a drive to the neighboring little town.

I’m afraid you still have a misconception when it comes to craftsmen. There are indeed different methods to build a prefab house, but the majority of the interior finishing and the outdoor facilities will definitely be done by local craftsmen. There is hardly any difference compared to a normal general contractor on site. Sure, one might install the electrical system right away and another might smooth the walls, but I don’t see a galactic advantage, neither in terms of time nor quality. But as I said, if you like prefab houses – why not?

You can quickly find the common providers on the internet. To find your favorite, you really have to go there – but don’t sign anything! Especially not if the offer is “only valid this week.”

oh I would have classified some companies differently in the compass

I was also on the construction site at least once every day
Despite the baby, despite full-time work, despite the husband not being there during the week, despite little expertise
Some things catch the eye of laypeople
Some things are clarified on the construction site because the craftsman has suggestions for improvement
Some things are discarded
A nice conversation over coffee or a warm meal shows appreciation
Interested builders are valued
You want to see your house grow
Some mistakes only become apparent during construction. Forgotten reinforcement, ventilation duct cannot run there, etc.

Consider a property developer

I consider it extremely important for a client to show up on THEIR construction site (whether a layperson or not). Whether it’s just to drop by for coffee or cake. In hot temperatures, the guys also appreciate ice cream or cold drinks. As haydee writes, a lot can be clarified this way (often through informal channels). I have not built myself yet, but have accompanied two major renovations of existing properties. Such small friendly gestures make many things easier.

So first of all: I am by no means part of an anti-prefab house faction or anything like that... on the contrary, I grew up in a prefab house and therefore cannot understand or confirm many prejudices against prefab houses. We ourselves are now building with solid construction, but that is more or less by chance because we were open to everything at the beginning of the house building topic. Even leaning more towards prefab houses but ultimately ended up with Town & Country (which is often classified as social housing here in the forum, by the way, but whatever... don’t take everything personally). That already names a nationwide solid builder, although it is a franchise company and therefore my previously positive experiences cannot simply be transferred to the Munich area. You could also mention Heinz von Heiden, Danwood, and similar in this group, but there are certainly also many purely regional companies in your area that offer solid turnkey construction. Just walk/drive around with open eyes and pay attention to construction signs and, at the same time, ask around among acquaintances and use the internet. Then drive to all companies that might be suitable and see what the impression is. If the initial gut feeling and the construction service description match your ideas and the price as well, you obviously don’t have to continue comparing at all costs... that is up to everyone themselves, just as everyone has to decide for themselves whether an expert/appraiser is important or if they prefer to save the money.

That is why - and only why - I wanted to know what your preference for prefabricated houses is based on. We have now probably figured that out: as suspected, on incorrect assumptions. This is not tragic, but leads to the value-neutral realization: the construction method can be any, as you do not provide any reasons that withstand scrutiny based on knowledge.


You will not find that: the classic "prefabricated builders" are themselves present nationwide, whereas the classic solid builders are in the minority nationwide as franchisees or mostly local house builders - editorial offices of test magazines therefore see no point in such tests. At best, one could draw a principle comparison within prefabricated builders between the timber panel builders and the stone panel builders, but the latter have a market relevance of twenty percent or less. It would do the typical solid builder - as a regional construction company - no good to have the most points in a comparison test if the customer were too far away. And because for him any nationwide advertising would mostly be scatter loss, he also does not pay for advertising in market overview portals.


These conditions of the development plans are favorable. Customers of regional construction companies are generally found within fifty to one hundred fifty kilometers, i.e. one googles the new development areas in the region that are already fully developed.


For a detached single-family house, rather not - developer binding and local resident model are thankfully more linked with OR than with AND; for semi-detached and terraced houses, however, I strongly recommend a property developer.
