Prefab house expert - sensible or wasted money?

So you didn't mean "hope that a developer will be active in this development area," but rather "rather take one from a developer there instead of a plot" (?)

You should read up a bit more.
On the one hand, a construction manager can take a lot off your hands, but basically, you should be involved in your own house construction, which also applies to the 3-month interior work as well as the assembly period in a prefabricated house. You can do that after work or with a child in your arms. You just have to jump out of your comfort zone once in a while. Life with your own house and garden is different anyway.

Before going to bed I still had a bit of leisure time and also surfed on Mr. Beuler’s website. And: yes, the guy has not reinvented the wheel. But – which may astonish some of my loyal readers here – I have to say: in the big, wide “builder give me your money” world, I have not seen anything comparable so far. Well – those who prefer my writing style will find it boring there. However, there is no lack of properly structured, factual information there, and also the overall composition of providing insight into the world of building and house selling on the one hand and fee-based consulting services on the other seems commendably successful to me. Such a site should actually exist “non-denominationally” – i.e., equally for fans of “prefabricated houses” and “brick-and-mortar.” Because from my point of view and experience, the pros and cons of wood and stone (and prefabrication and on-site construction) balance each other out on average so much that both “sides” should be considered impartially – with regard to the individual concrete builder, this means: not deciding too early (and thus unnecessarily limiting one’s choices). But except for the focus/restriction on “prefabricated houses,” the mentioned site, in my opinion, is pleasantly unbiased and professionally structured. And: this “expert” (which is not a bad thing just because I don’t like the word) does not act like many builder-seducer knowledge transmitters as the sole all-knowing authority.

If that doesn’t work, then you have a problem or will probably have problems with your construction site. A prefabricated house is a shell without a floor slab. Basically just the shell — what should be easier about that than a masonry house? The rest, roughly 60-70%, is conventionally carried out on site (apart from some prefabricated module houses).

Handle the site inspections like everyone else does, namely before work and after work!

is absolutely right, even with a prefab house, the interior finishing takes place live on site. I am lucky (ok, it was planned, location, location, location) that my new home is 800 meters as the crow flies from work. And that my employer has no problem if I occasionally go "check" for half an hour. And I did just that.

When you then sneak quietly through the side door and find a group of craftsmen discussing, and one of them, standing with his back to the door, is just suggesting not to let the client know about it... priceless! "She’s right behind you!"

At my site there was always a crate of beer/radler, at times coffee, breakfast rolls, lunch... in return, the excavator operator even screwed the mailbox on!

If you yourself can’t supervise the construction at all (timewise, technically), you need someone to do it. You have to find and pay that someone yourself (important!!), so that he actually works for the client!! This construction supervision is absolutely not money thrown away—no matter what construction method the house is built with. Nevertheless, it was often said “Can you come by, we want to discuss how it should be” and it was not about expertise but often where exactly something should go and if it would be okay there, etc. “Look at this sample here, which glass should we take?”

If the woman is home, great! Baby in arm (already mentioned) and off to the construction site! You have to get through the day anyway. People like to work for a nice young family.

I have to agree with my predecessors: a "prefab house" should more correctly be called a "supposedly almost pre-delivered house." It's a pity when the little one is still so tiny, he can't yet help grandpa roll together the reinforcing bars for the fence posts. That might almost be reason enough to wait a little longer. While builders may be construction novices, they are at the same time also the best experts on the wishes of those who pay the bills.
