I also don’t know whether there is a transmission error here and/or if it is due to the house shape/roof.

Floor area ratio = 0.4 - means 420m² may be built but not necessarily on the ground floor even if the site occupancy index = 0.6, right? Or do you mean it is a one-story regulation?
Even if so. Not using the parents' roof at all, I find it a waste. But what is even worse is building on the garden without reason so that there is not even space for the children to play.

Is there currently any indication anywhere of what the treatment room is for?

I find the entire floor plan complicated
Storage room that is unusable
The gallery has a better location than the children’s room with northeast orientation
Why have a dining table when the counter is supposed to serve as a makeshift family living area? Nice large open kitchen and a makeshift solution is unnecessary

No direct connection between the living units

Also in the grandparents’ area, another long narrow hallway and utility room

If you have the desire to build a house with Canadian roots with a seaside flair, then the house is justified. I also see it somewhat more soberly and rather more relaxed: if you have space, you can also build outwards. The townhouses are only being built because the plots are becoming so small. With 1000 sqm and the ideal floor area ratio/site coverage ratio, you can focus on the house. The children do not need a private playground in the residential area on their own land, the garden is more than enough.

We have 5 meters width and depth and zero problems making the car turn.
In my opinion, your fears can be disregarded here.

Well, then it is probably a personal feeling what everyone calls "Fläche". 1000 is a great size - for a single-family house. For 2 houses (and they are that), it is already tight again, I think. If it is necessary, then it is just so. I just always find it a shame when too much area is concreted for no reason, so that birds, worms and insects no longer have a chance.
