For me, the shared house entrance is less the focus here; it is more of a byproduct. I would always ensure that the HAR/technical room can be accessed by both parties. The basement apartment can also be rented out occasionally, and then it is easier for me to make the HAR key accessible to the tenant if the HAR is not located within my own living area.
