Children grow up lightning fast and can easily sit at the kitchen counter at worktop height.

Well ... vegetables etc. are always washed first .. so fridge .. sink and then back to the island? By the way, it might be sensible to possibly plan a sink island here and the hob in the niche. Then a ceiling extractor hood for this niche can also be integrated, avoiding cross drafts and the fumes can be extracted much more effectively in the niche.

It is also about the children being able to sit there to do homework, for example. I personally also prefer to sit at table height rather than at work height.

With the cooktop where the SBS is now, it would feel too cramped. And the island is not long enough for both. But I find that where the SBS is, it’s 1.65 meters from the vegetable area to the sink for washing. That’s 2-3 steps. And then back again. The extractor hood is not a problem at all. Nowadays, there are those with the duct in the middle—I can’t remember the name—where the exhaust air is also vented outside.

... anyway: the kitchen is a passage room, and not well thought out. Also, the kitchen swallows up a lot of square meters. I see the dining area here more. As already said: I could meet with my husband and family visits twice a year there, but I don't see family life on the ground floor -> because of the kitchen with all its negative aspects. The gap there in the staircase is absolutely restless and ugly. The kitchen itself is a matter of taste.

I meant rather to swap the cooktop and the sink.

And honestly ... homework at the kitchen counter with a max. 40 cm depth of this counter ... well, I don't know.

And, the alternative is not bar height, but actually countertop height. The seat surfaces of these chairs are about 12 to 15 cm higher than normal chairs. How much higher also depends on the normal table heights you usually use. My table is, for example, 78 cm high ... rather high, so the seat surfaces of my chairs and my kitchen sofa are already 51 cm high. Ikea’s standard chair for kitchen islands, for example, has a seat height of 63 cm. Just try it out.

And definitely, if the overall floor plan stays like this, plan the kitchen very carefully again.

Wow. I’d say: interesting. A bit of 80s architectural style. And in my opinion, pretty hefty castle walls.

Honestly, I only liked the bird’s-eye view until I looked at


now I’m pondering whether this driveway situation indicates an extraordinary enthusiasm for maneuvering or if it’s already masochism. I’d probably try to create my own little turning circle.

Kitchen here is the reception hall. Everyone has to go through it. It is rather uninviting and very uncomfortable. That would not be my thing.

My fundamental problem, however, would be the waste of the roof area above the granny flat. The building is a huge lump and destroys garden land, although it wouldn’t be necessary. Study + utility room could easily be added upstairs. The whole thing can be more compact, without losing any square meters anywhere, if the upper floor is used consistently.
