What you could do and what makes sense essentially depends on the site plan/property and its rules. You do have this information :(

Unfortunately, I cannot say anything specific about the property yet. In fact, a new building area is being announced in our municipality. The plots there are supposed to be similarly sized to those in our development area. The sizes of the properties thus range between 700 and 950 square meters. I am one of the first to have inquired, so I can choose from the plots. However, I do not have a plan for it yet.

Why am I already looking for a floor plan? Because I want to base my calculation on it. Maybe I will already come to the conclusion that it is not worth renting out, for example if the costs for a double bungalow are disproportionate. However, I can only calculate with a floor plan.

Due to my large selection of plots, I am of the opinion that the house will fit on it and that I can also orient it well. Regarding the price for the plot, I initially assumed a large one.

If I were to get my plots from a land consolidation procedure plus municipal areas between 700 and 950 sqm, I would currently split two to three new plots out of one - with E/D from the 950 sqm plot even four. It looks no different for areas owned by the municipality: the council members prefer to make more families happy with smaller plots rather than develop villa plots. The development goals were surely already heard at the council meetings and then read in the community newsletter. So you should at least be able to present rough key figures about the building mix and the floor area ratio/plot ratio here.

Honestly? – that is the second to last thing you as an investor need in advance. Besides, semi-detached bungalows are by far the least marketable building type. And if so, the first occupants want to have a say.

All the more reason not to arrange your rooms in o/r/u/l here, but specifically in N/W/S/E.

The common wall of both halves is located exactly at the imagined sofa = place of stay and also looks alarmingly thin. Is this only due to the drawing and is it actually supposed to be completely separated like a semi-detached house, or is it really intended that way? What kind of stone is it planned to be made of?

This is neither a production drawing nor a technical design: it is a sketch to capture the idea, not for approval planning.

Currently, two types of plots are being sold here. On the one hand, very small plots near the town center. And then larger plots of 700 to 950 square meters for families with children. These are located on the outskirts and cost about half the price per sqm of the others.

Data for the plot will be as follows according to the municipality.

Floor space index (Grundflächenzahl): 0.3
- Floor area ratio (Geschossflächenzahl): 0.3
- Number of full stories: 1
- Detached single-family houses or single and semi-detached houses permitted
- Open construction permitted
