I want to give you an example to make it more tangible.
The development plan alone specifies what you are allowed to build on your reserved plots. Do you have it?

Also, even if the plots are 500 or 600 sqm, it does not mean you are allowed to build a 150 sqm area. For example: We are building on a 613 sqm plot. The building boundaries are 9x13 m and no more. How much you are allowed to build is also specified by the development plan.

Setback distances, building boundaries, floor area ratio, and plot ratio of the property must be known in advance - otherwise, it remains a pipe dream. ..

But what use is this nice comparison standard if it later turns out to be completely off from what the development plan allows?

Plots of the same size can even face each other and still have very different buildability, e.g. on a slope due to eaves height requirements that only fit on one street side. Or due to distances to cables, etc.

An L-bungalow usually has a hipped roof, which is elaborate and expensive. Converting this comparison standard to a two-story house with a gable roof will completely reorder the ranking of the affordable providers.

Apart from the fact that the floor plan is only "half the battle" in establishing a comparison standard. The construction and service specifications are the other factor of often underestimated importance.

I would like to briefly write something about this: we built with "Stadt und Land" and only paid one-time change costs (2000 EUR for architect + structural engineering) and could change the floor plan as we liked! Of course, where more walls, additional doors, etc. were added, we would have had to pay for those as well. I found that very fair.

Good evening,

Thank you once again for the responses. We are currently engaged in an intensive property search. I will complete this step first and then get back to you :-)

Just a quick note on the topic of additional costs regarding the floor plan changes. We have already included a flat fee of 3,000 euros in our price offer, which supposedly covers an unlimited number of floor plan changes, as long as no additional wall area is created or a new steel beam is required. To what extent this will be adhered to and whether there will be any surprises for us is, of course, unclear.

I see it the same way – but I often read about cases where, at least seemingly, "money is made" with change surcharges.
