Then, if I were you, I would design one and a half stories, one half sized for 700 and one for 950 sqm, the larger one like the smaller one "modular" plus additional rooms.

But these are different values now… and quite bold to plan nearly 250 sqm of ground area WITHOUT terrace (which will be added) like carport and driveway when 210 - 270 sqm are possible. Ecologically a disaster, economically I don’t know.

But as a first and foremost rule applies: first the plot, and then you can plan!

The plot price indicates a low-traffic location.
For rental purposes, I would plan a low-barrier multi-family house with an elevator, nicely laid out 2-room apartments where you can turn in all directions even with a walker, close to a (spa) park and near the city center but with a large plot for parking spaces. Your idea would not have occurred to me for renting out to others, sorry.

Are you reading along too? For a single-story building, you don't need an elevator.

I will think again about the issue of a bungalow or a 1.5-story house and follow the modular system from 11ant.

Economically, certain disadvantages do not matter to me up to a certain extent if I can use the apartment myself in old age. I only see that with a bungalow.

Can you say from your experience what deficit might arise if you compare a bungalow to a 1.5-story house for rental with the same size? Or how can something be determined there?

Building for more than 2 parties would certainly be possible somewhere in our community on plots. But I do not dare to do that. For that, you would have to raise 600k to 1M depending on units and land. Sure, proportionally it balances out with the rental income. But somehow my mind does not go along with that.

0.4 was actually still an old value (from our development area).

Yes, it will be tight. But driveways, carports, etc. also only count half under certain circumstances as I have read.

I also wonder who actually checks this (once). The house with the flat roof from my pictures has 99 sqm per residential unit on a plot of 750 sqm. He is still getting 2 carports with driveway (actually only one driveway is allowed). His application was completely approved.
