Or maybe not:
Floor plan 90, GF 180 could be equivalent to plot ratio and floor space ratio, then not.

I haven't quite understood this point yet. The floor area is 90m² 7.50x12m. But what does GF 180 mean in this case? Am I allowed to build a maximum of 2 full floors each with 90m² floor area?

Sorry, from my answer you should recognize that the details in your drawing are rather exotic in nature.

Who specifies the 90 sqm here? Normally there is a boundary distance of 3 meters and not 3.something. And two factors that limit the floor area ratio and the plot ratio. What are the blue lines? Building envelope? Maybe knows [emoji2]

I would rather call this excerpt a "little snippet," as it does not reveal much.

By the way, the usage template stands alone in the forest without any explanation.

The building envelope for this property is apparently absolutely limited in width (7.50 m) and only indirectly limited in depth by the floor plan (absolutely 90 sqm). Only if you insert a perfectly smooth rectangle do you practically get the 12 m building depth.

The schematic drawing mentioned in post #16 is missing, so I cannot verify my speculation about the setback floor. From the 90 sqm floor plan and the 180 sqm gross floor area, a possible setback floor of 28 to 36 sqm would result (with effectively about 72 to 76 sqm gross floor area per full floor). That would indeed only be enough for one bedroom, since a roof terrace is also included. Maybe the office goes upstairs instead?

353 sqm would practically mean a site coverage ratio of 0.25 and a floor space index of 0.5, so not even bad values by any means.

My question

by the way, is still unanswered.

I forgot to give the answer here ;-)
We want to build solidly (not a prefab house), and to be individual, but in the end it will probably be one of the many examples you find on the internet, or at least very similar.
Attached is a larger excerpt, we have the 27.

It is always a problem when you hardly know anything yourself.
Is it actually sensible to have a building plan drawn by a draftsman (without an architect, but then with construction management/site supervision)?
Or should one rather use an architect right from the start?
