Opinions on the floor plan - double bungalow for rent

So my parents would like to live in something like this when they are older. A wheelchair is of course not possible then. But a rollator is no problem. Even as a single person, it is a nice apartment. Dimensions are of course missing. The question is only, will you get the desired rent. Otherwise, I would still try to make sure that a bathtub fits inside. Oh, and I also see the price as rather not feasible. You need a lot of things twice (connections, bathroom).

I don’t see a rollator. Take the bedrooms, for example. The beds are too narrow. Many are 180x200 cm plus bed frame. In addition, there is a clearance area on the left and right side of the bed, one side for the rollator and possibly a caregiver/nursing service. For agile people with perhaps aching bones, the bungalow is suitable. But can you get more rent for it?

But a rollator works. My grandmother got through everything she could fit through with hers. What is always important is maneuverability, so they can turn in a small space without having to lift the thing.

The bedroom has an interior width of about 3 m, leaving 50 to 60 cm on each side of the bed. For some, this is enough; they walk backward with the rollator to the bed and manage to sit down and get up without the device being in front of them. For others, it is not. The DIN requires 1.2x1.2 m as a minimum dimension. My concern is not about who finds what sufficient or not, but whether building for "without stairs" can generate more rental income to offset the higher costs of the bungalow. Not that 10% higher construction costs stand against 0% more rental income.

These will be nice residential units. Which heating system? With a heat pump outdoor unit, I would be concerned that it might be too loud towards the bedroom.

: good point about accessibility. It's more than just being on one level.


I think it's great that your grandma managed. However, as a reference for a new building that is to be planned barrier-free, that is not suitable. Additionally: "barrier-free" as an attribute in rentals requires meeting strict criteria.

Then there will be a waiting list for the apartments. Truly barrier-free rental apartments are in short supply.
