Hello to all interested readers,

for about half a year my wife and I have been planning our new home. We have found a nice plot of land. We have also decided on the building style. (Ytong kit house) Initial contacts with the company have been made.
Now the first draft from their architect has arrived, and we find it anything but satisfactory.

Our wish is a Kfw 40+ house on a slope, slight inclination of about 3m over the first 5m in depth, then another 2m incline over the remaining 30m depth.

- Front side facing southwest
- Lower floor planned as a full story, maybe to be converted into an apartment later. Currently guest room and office
- Roof of the office = terrace

Garage as an annex with a flat roof.
I attached a few pictures. The draft itself was made with MeinHeim3D V3. Unfortunately, I can’t upload it here. I also have plans as PDF if that helps.

The architect now says that our draft is unfavorable because of the protruding office and because of the garage. That would be bad energetically.
Now I am under the impression that with insulation you can achieve a lot and that with KFW 40+ the final value counts, so I can make up for a lot with technology that I might lose on the building structure.

Am I seeing this wrong?

No architect planned this! For example, there is no line visible at the windows.

But that probably won’t get any better with him either, so look for a new one.

But some side would have to be set into the slope - right? And, a site plan with a north arrow, one or two elevation points would be helpful.

And unfortunately, a few exterior views don't help either.

By the way, roof terraces on extensions are not uncritical, this must be planned precisely so that, for example, the exits to the roof terrace do not have unnecessary parapets.

It may be advisable to consult an architect and only then decide who will build the house and how.

Good morning and thank you for the quick responses.
At the moment, I am generally interested in the opinion regarding the KFW40+ standard, less about the exact details.

: Thanks for the hints. I am not very familiar with the program but will try to incorporate the things. As I said, I am currently more concerned with clarifying the KFW40+ details.

So once again more precisely:
- the house body is positioned with the front INTO the slope, this is the first and second picture
- the garage, right on the second picture, is attached
- the office, left on the second picture, is supposed to be the floor for the terrace
- the house body is dug into the slope, therefore on the lower part no windows on the front side, visible in the first two pictures

Both floors are fully heated. Now the architect says that the office part would only be very "complex and expensive" to realize because of the many free spaces and the free roof.
I now think that with additional insulation on the walls and the proper terrace construction this should not be a problem and also not too expensive.

Am I wrong to see it this way? Overall the aim is to achieve KFW40+. I can make up for points in other areas, e.g. a larger solar power system, right?

Is it so difficult to set up a supervision with a small text indicating where something is? Information like "the office on the left" or similar is very hard to understand this way. You have the overall picture in mind, including where left is, etc.

Oh, you drew that? That explains a lot. Because from your text it’s not really clear that you just slapped it together.
