39000 is already one word. The house is 9x10 I believe and as far as I can tell has a half-hipped roof + a dormer. May I ask in which region your house is located? This one is in the district of Konstanz... not a low-price region I believe.

I don't want to write where we live here, but we live in a big city with high real estate prices. Right where we are, the BRW is currently around 500€, a few meters further it is currently 950€.

So we have a viewing scheduled for the weekend. What should I pay attention to when going through it? Are there any areas in a house that I should particularly watch out for?

So, the viewing is done. First impression: a lot to do! Second impression: this will be nice! Now seriously, at the beginning I roughly estimated 250-300k€ from our side without having seen the good piece from the inside. Now I'm not even sure if that will be enough... the roof looks very good from the inside, but it has to be insulated because you can see the battens from the inside and we would like to make a room out of it. But the substructure is flawless. The two apartments are okay to keep as they are in terms of layout, but there is no stucco or old beautiful floors that would be destroyed. What is worth preserving is on the outside. What should be preserved inside are the stairs and the entrance area. About the big construction site, the basement. In one room of the basement, a diagonal supporting structure runs through, which was installed later. That does not look promising. Also, there was woodworm in other beams. I did not see fresh dust or oversized holes, but classic signs of an infestation (as said, time frame unclear) are there. Here and there are small cracks in the facade, but it was redone 30 years ago or repainted. So, now?

About the woodworm.... well, that's a tricky thing. You would need to know if it is an old infestation. Basically, though, it's not a huge problem as long as the infestation was not severe. Someone would have to look at it on site and check. We also have old infestation on a staircase.

The thing with the basement sounds odd, do you have photos? I can't say anything about the cracks outside. You say the facade was "only" done 30 years ago, which means something must have shifted afterwards. Taken together, that would definitely make me want to take a closer look, so a support in the basement plus relatively new cracks outside. Hmm.

The windows and the facade look really great. Amazing.

So spontaneously about the roof: We have a significantly larger one, are building a dormer and installing several windows. That costs about 100k including conversion for residential purposes. What do you want to do with it? Just insulating the ceiling and possibly replacing a few beams shouldn't cost much if it is otherwise tight. You would see any moisture damage.

For us, that would have cost about 10k.
