No, he calculated 374 sqm of floor slabs. With 2 full floors plus a basement and a living area of about 100 sqm, that should be about right.

Attached is our offer from today for comparison. The scaffolding work amounts to 2k€ and is included in the masonry work. Insulation work apparently refers to the roof for you. The earthworks still miss the disposal of the excavated material at a flat rate of 14.79€ per cbm. The architect estimates about 100 cbm for disposal. The outdoor area (including the carport foundation) is modeled so far that only rolled gravel and paving need to be added. The roof is actually not included in the offer.

Yesterday we had another conversation with a different company. The architect was extremely creative, had very good ideas, and overall was also convincing.

His cost estimate for similar equipment (no aluminum, but plastic-aluminum windows, however including Loxone smart home as well as two decentralized ventilation systems) was 500-520k for the house.

Next week we will receive a draft from the first company, and in three weeks from yesterday's company.

Currently, we still have a few topics on which we would like to hear your opinion:
- What do you think about plastic-aluminum windows?
- Both companies have suggested placing the house entrance in the basement (there is also the driveway), which sounds unusual to us. What advantages or disadvantages do you see with this?
- What do you think about Loxone? For us, the system initially sounded very simple.

But of course. He is building out of the slope, we are not talking about three cellar shafts here. €10k will be for the windows alone. Earth and finished cellar not under €50k. €5k electrical, €4k screed, €4k underfloor heating, €5k bathroom, €5-8k floor coverings ...

Hi, I have a question about the calculation. You say that you have budgeted 50k for the basement. Does that already include the finishing, e.g. floors, painting, windows, etc.? Or is that just the shell basement? I am facing this decision myself, but so far I have heard contradictory statements about it...
