Luxury would be 100% perfectly straight, completely even walls and floors with modern soundproofing standards in an old building. :D

That's all completely overrated . During the renovation, we found newspaper scraps from the pre-war period (WWII) to the deepest GDR times. Fascinating stuff.

But that is exactly what you need if you want to heat with a heat pump, and in view of the Energy Saving Ordinance/KFW requirements, I no longer consider that a luxury. It is simply technically necessary.

With 170sqm living space and a budget of max €300k, you’re at about €1,750 per sqm. Others build a complete (cheap) house for that. That’s what I mean by luxury, since you already have a shell. And that’s exactly what the OP gets if they completely gut and basically start from the shell. The OP gets a luxury renovation. By that I mean that after the renovation they have a house equivalent to a new build without compromises.

Gutting often takes away the charm of houses. Especially when there are still many original architectural details like stucco and paneling.

We would like to keep a few things in the conservatory and the entrance area, or the old wooden stairs. But in the rooms, renovation takes priority over stucco. From what I gather, my rough cost estimate is probably too high. Then the question is, what is a ballpark figure for such a project? I know there is hardly any information, but one can at least entertain some ideas. Thanks anyway for the many responses so far!
