we are renovating and expanding our old building from about 150 to 200 m2. The cold roof will be dismantled and new windows and dormers will be created. The architect's cost estimate is about 300,000 EUR including two full bathrooms, all floors, windows, piping, electrical work, facade, painting, and the complete dismantling for all necessary things (wallpapers, demolition, changes to floor plans, etc.).
We will not insulate the facade and will also not install underfloor heating. However, heating with a heat pump was not discouraged by the energy consultant and architect. I am uncertain about this as well.
We will handle demolition, electrical work, tiling, plumbing, and piping ourselves or can fall back on family help. I will take care of the wooden beam ceilings and floors myself.
The remaining work still amounts to about 180,000 EUR.
If you have questions about individual trades – I will gladly respond in detail via PM.
Here is an update on the costs:
During the construction phase, we decided on various, sometimes very expensive changes. The remaining planning was still quite accurate.
Among other things, we now have surface heating everywhere and a heat pump, which including all ancillary work leads to subsidizable costs of about 70,000 EUR. The total costs including own labor are now about 400,000 EUR. The additional costs due to material price increases will not affect us too much, but there are still about 15,000 EUR mainly for OSB and similar materials. Most of the work, however, was already done in 2021 and until January 2022 or was ordered at the prices applicable at that time.
Annoying are setup costs, portable toilets, scaffolding, and the like, which were about 50% more expensive than planned due to the duration of use. Many thanks to the weather in spring…
