The plan would be to insulate and convert for residential purposes and reroof. Possibly skylights. But there are 2 windows in the walls. I hope we are not looking at 100k. We could do the conversion ourselves, it’s not in the “must be finished by move-in” category. The roof is not a simple gable roof but a clipped hip roof. The back side is shown in the picture. There is still a dormer at the front.

The house really looks great, it is a gem. What puzzles me is that it was done so nicely on the outside and inside is supposed to be nothing special? Especially with the floors and tiles, one would expect something special inside given this exterior view.

We have a hip roof on 3 sides, which is certainly more work for the roofer. More work than a standard gable roof, where it always just goes straight. Surely reroofing then costs a bit more, also because of this small dormer and precisely the special shape.

I'll put it this way, it was converted into two residential units in the 70s/80s. Materials commonly used at the time were used. The doors are still really nice, the entrance is great, also with the old floor and old stairs. But walls were moved and there was no stucco or it was not preserved. Ceilings are also not 2.80m or higher as expected, that's not the case either. Different in the basement. There you feel like you're in a hall. Windows are wooden, they were renovated (painted and newly double-glazed). That would really annoy me if they had to be replaced. Can they be energetically improved?

As mentioned, we are installing a dormer. Everything has to be doubled up. That is not the case with you. How high is the attic? Is it worth it for living purposes?

It has been so long since I wrote anything about our project. We recently had a meeting with the architect, structural engineer, and carpenter. Long story short, our budget that I mentioned at the beginning will not be nearly enough. And this is not about major renovations or exciting changes to the floor plan, but rather the prescribed renovation work like insulating the roof and basement ceiling. Additionally, the basement is damp and the beams are eaten away. In other words, the eaten-away beams rest on damp walls that are also quite colorful (mold?) in the case of a wall. The structural engineer said it is OK but doesn’t look great, nothing is collapsing now but it is not ideal. The roof truss is flawless and can be well insulated (roof battens). At the very beginning, I mentioned 250-300k€, the architect said we are more likely at 400k€. Roughly estimated, I came to 350k€ with about 100 days of personal labor.

You would need to break that down in more detail now, please. For what was how much calculated?

A damp basement is more like a wet basement if the beams are already rotting. That is of course a problem and cost driver. Insulating the basement ceiling is generally inexpensive and can be done in one day. Sure, the roof costs money, we have already discussed that here. But I would really be interested to know how one plans to spend €400k there!
