Hello 11Ant,

for you once again to write down.

It is a draft of mine and not from an architect, and it is certainly not an execution plan for the craftsmen.

Since you still do not contribute anything constructive to the topic, I will do the same as you, start with a first assumption without knowing you and classify you among the ENVIOUS who do not wish others a nice house. What kind of problem do you have with the facade, the materials are not fixed, oh yes, even the construction is not fixed like that and you have fixated on the facade.

It cannot be that difficult simply to read that all objects in the floor plan are just placeholders and wall thicknesses or other installation details do not matter in this plan. It is not an execution plan.

As someone who does not deduct from sums, I always complement my concerns with possible solutions, which is not the case with you.

I try to respond to every objection here, but your previous posts in this thread are simply off track.

A famous man once said that some people have a horizon with a radius of zero and call that their standpoint.

Always work with existing or desired furniture to scale. Never use placeholders.

The staircase makes the living space look small. The kitchen is not my style - that's a matter of taste.
Hallway very large, wardrobe I find too small
The layout in the living room seems like a makeshift solution. Why 3 full bathrooms?

Upper floor needs to be redone. Mezzanine too large. Children's rooms comparatively too small.
Children's bathroom shower too narrow with an 80 cm rough construction size
The study looks like a leftover area.

I can't find anything appealing about the balconies. I miss some storage space.

The stairs are too short or currently too steep, especially because with such a design you certainly do not save on ceiling height.

With your terrace, half the table will be outside the upper balcony, because if you place a table exactly there, you can no longer get out of the door.

The staircase currently has a tread height of 20cm. The floor height is planned at 3m, so that after subtracting the floor construction and ceiling, just over 2.60m ceiling height remains. We could make the staircase less steep; there is space for that. What tread height would you recommend? Should we plan the ceiling even higher?

At the spot under the balcony, if anything, a small table should be placed; otherwise, of course, you are right, there won't be enough space for more. The actual terrace is located at the rear area of the living-dining room. Because of the garden area's north orientation, we are also considering, how should I put it, building a detached terrace away from the house so that we can also sit in the sun sometimes.

You do not build stairs based on the rise height; rather, it results from it. One of the most important formulas is the step measurement rule (2x tread length + riser height = ~630mm). If I have roughly taken the dimensions correctly from your drawing, I would make 16 steps in this case. This way, you get closer to the 630mm. Currently, the stairs have an angle of 39°, and personally, I would tend towards 35°, which corresponds to an extension of the stairs by about 50cm. It is best to look at various stairs, walk on them, and take measurements.

For me, the main terrace always belongs near the kitchen. If I almost always have to walk across half the property with my things, I would almost never use this distant terrace.

Then why are you even building such a big house that will be too big for you in a few years? I would also make sure that the house fits the area, meaning a very large expensive house belongs in an expensive area, otherwise it will be difficult to sell later on.
