Newly built single-family house approx. 220 sqm, please provide comments on the floor plan

Ah ok, I saw that wrong. Then it fits. I would rather plan the TV area in a quiet corner and not next to the staircase where everyone walks through. Isn’t it less than 80cm? How wide should the shower be? Installation walls might also need to be planned.

And does it happen that this takes place simultaneously? Honestly, I don't know the "concept" like that. Why can't you just make a living room corner where you sit with guests and the TV is also there? (We sit with guests at the table anyway, I find it strange to cuddle on the sofa with guests, but I know that varies a lot). Otherwise, the only reason I can think of to make an extra TV or reading corner is if you want to have peace or not disturb others (then as a separate TV room). But none of this applies here, because if you turn the cinema sound up, it echoes throughout the whole area. I find it unsuitable as a reading corner since the staircase goes openly right through the middle.



See above already. To me, that contradicts itself. I like the idea of an open cantilever staircase. But please not through the TV or reading corner.



We use informal address here in the forum. Still, you have to show me the calculation. I don’t arrive at 80 cm. Even if it were 80 cm, it wouldn’t be particularly generous. Especially compared to the 20 sqm gallery.

You yourself wrote you would live there for 15 years then sell. Then I would also think a bit about resale value. Normally, I consider that nonsense, but if there is already a concrete plan...
And then I have to say that you have some disproportionate things that a buyer first has to like.

I see fantasy dimensions in walls and rooms. The bricks in 13.5 cm wall thickness will gladly be made for you by the bricklayer, provided the quantities are sufficient – but with standard formats you get much cheaper. The third house is supposedly built for a friend, I don't see that here. (Why) was little learned from the previous two houses? The downpipe next to the TV would bother me. In this floor plan you sit at the kids' table, the first violin is played by the facade. The straight, single-flight staircase practically acts as a locking bolt against an organic development of the room layout. In some places you can only enjoy the proportions from impossible perspectives. A 3D simulation apparently can assume corneal curvatures that do not occur in the human eye. My overall impression in a few words could be: Feng Shui six, fail!

The 13.5 cm thickness comes from the wall being 11.5 cm with 1 cm thick gypsum plaster on both sides. The 11.5 cm bricks are mass-produced. The dimensions in detail come from the drawing software used, which wisely already takes everything into account. Before further false assumptions come up without inquiries regarding the materials of the wall buildup, all are standard dimensions and planned in octave measurements. Another false assumption is that the downpipe is next to the TV wall. Where do you see a downpipe there? Of course, there will be an installation shaft, but it will not be routed next to the TV; rather, it will be in the area of the right wall near the wardrobe and guest WC. It just hasn’t been drawn in yet and is only a draft. But what I miss from you are comments on possible improvements? So again, what can we improve, Mr. Teacher? So that there is at least a grade 4 and we don’t have to repeat the year! I could have posted the whole thing also without the 3D view; if that causes you a corneal curvature, I can remove it too.

all objects shown in the floor plan are only placeholders. Actual furnishing may and will probably look different.


The shower area is supposed to be about 80x160cm. With a room width of 220cm, this means that after deducting 80cm shower tray, 15cm for the T-wall, and 45cm for the washbasin, about 80cm remain. Of course, you can arrange everything differently as, in my opinion, the room is large enough for that. Regarding the mezzanine, what do you suggest? It can’t be made smaller. If you add it to the children's rooms, the hallway will be dark. One idea was possibly to use the mezzanine area as a seating area or for some other purpose.


We are now 40 and 41, the children are 14. How long should I live in the big house? Between 55 and 60 we do not primarily want to deal with a big house.

That would not be intelligent for the simple reason that the plasterer does not apply the plaster in the same work step, but not at all, and someone else later on. In this example, the plasterer already has the entire layer thickness smaller than the mason’s tolerance alone in position and dimension – not to mention other precision dimensions. Masonry and plaster therefore give exactly the kind of sum in the same plan that hopefully every student still knows today who shortens from it (Ingo Insterburg sang about this: I live in Paris, I am "not a Berliner").

Well, then I might as well quote Mirja Boes: "never in life, little Peter!"

I’ve already told you that, pupil Pfeiffer: one improves oneself from the facade, one plays considerably less in the foreground - then the floor plan also reaches the alcoholic gutter!

I also consider that a strong recommendation, to take a somewhat more conscious look at market compatibility.
