Hello,
it has been quiet here for a long time because I was taking care of the design planning and the corresponding building application. Both are now finished, so I wanted to speak up here again as input from here was also incorporated.

The whole house, including the garage, has moved slightly north to have about 2 meters more garden on the "garden side."
We have changed the external dimensions again and widened the house by 25 cm towards the west, which means a wider kitchen of 4.01 m and especially a better layout upstairs from our point of view. Here a small utility room was also created for the washing machine and dryer. The bathroom will be designed a bit differently in terms of layout according to today’s bathroom planning.

On the ground floor, not much has actually changed. We have thought about the connection garage/utility room/kitchen several times and simply want it. The garage should be on this side anyway because of the boundary/privacy screen to the neighbor, the kitchen should face the back terrace, and the utility room is located closest to the supply and disposal lines. There is still a niche in the kitchen for the side-by-side fridge, and the kitchen layout roughly corresponds to what is shown in the plan here. The island will come to the wall and will only be a bit larger.

The driveway is already planned and also works from the slope conditions as intended.

In the meantime, we have replanned from an air-to-water heat pump to a ground-source heat pump with a trench collector. I am still clarifying the details with the heating engineer.

Price-wise, we are still within the budget we set ourselves. (I hope I can repeat this sentence exactly the same in 12 months )

Now we hope that the building permit will be issued promptly in the exemption procedure and that I can start the earthworks at the end of February/beginning of March.

Well, that already looks pretty well planned. I don’t think it’s bad, even though I wouldn’t do everything that way. But I have to criticize one thing: the window at [Kind 1] is really tiny. It’s floor-to-ceiling, but to me it would be too small. Don’t you want to let in a bit more light there?

Hmm ... just what I noticed. Unfortunately, once again, a north arrow is missing on the drawings.

EG

    [*]sofa and window with a parapet height of 125 cm ... I always get a basement feeling there, especially since this is probably the south side, if I have checked correctly and the drawing in the initial post was oriented north.

    [*]The hallway will be really bright compared to Child 1. In Child 1, I would rather choose a much wider window with parapet height. Because the narrow tall window does not let light into the room over a wide area
    [*]You have about 20 sqm for the parents' area, but barely enough space for a 3 m closet
    [*]The parents' bed, including nightstands, has about 300 cm space next to the window. With only 30 cm nightstands and a 200 cm mattress width (assuming box spring bed), there are barely 70 cm from the bed edge to the wall at the top of the plan. It will probably be only 60 cm because you don't place the nightstand etc. right next to the window opening.
    [*]Bathroom 11 sqm for washbasin, toilet, and shower? Still, there will be a relatively tight spot on the way from the washbasin to the toilet.

I find it nicely clear, and if it suits you, then that's fine. However, I find the house facades with the windows visually crooked. I would have somehow aligned the ground floor with the upper floor.
