The staircase in the house is simply for going upstairs. Maybe there will be a small office or something like that there one day: Doing it later would probably create quite a bit of mess. The staircase in the garage is not yet fixed. The opening will definitely be made.
According to the drawing, the garage is within the thermal envelope. That means the garage door must be insulated and airtight. I am sure such a garage door exists somewhere in the world, but there is certainly nothing off the shelf. They build that themselves ...
I don’t know what the problem is. How do you build a garage, from OSB boards? Seriously. If I take the garage out of the thermal envelope, what have I achieved then? Costs are the same. Brickwork, interior wall, foundation, ... I need those. I could only save costs on the thermal envelope by leaving out the insulation. But I think that doesn’t really matter given the construction price. The interior walls of the garage to the living space must be insulated anyway, that’s clear. If there is moisture there in winter, it will be ventilated.
Overall, we can assume for the garage rather like living space, i.e. 2,000 €/sqm. Living space in the bungalow is certainly a bit more expensive, so let’s say 2,500 €. That makes about 580,000 € just for the building. Surely k
