Large garage single-family house - prefabricated or brick-built?

No question! That is completely correct, but the question arises:

We are still young, and our garage should definitely remain stable for the next 40 years. I can definitely expect that from a masonry garage – I find it difficult to expect that from a prefabricated garage. If I have €5,000 in renovation costs after 20 years, I might as well have a garage built right away, that’s the thought.

Also, I can store any items in the garage without them getting damp, rusty, or moldy – in other words, I have an additional corresponding value.

Of course, you can always have something better – in the living area or other things in the house, we are so well equipped (for our circumstances) that I no longer see any added value anywhere. Then you just ask yourself whether you want to invest that quality into the garage.

A carport is not an option for us. There, I would be at most €5,000-8,000 cheaper than with a prefabricated garage, but I would have frost, cold, no complete protection for any equipment, surface rust, martens, etc.

Basically, we are clearly in favor of a prefabricated garage – the thing is: For such a meager quality to invest so much money and possibly get something significantly better for a not so large premium (we will see) – why not? Especially if I then consider the follow-up costs after possibly 20 years. I think this assumption and consideration are quite legitimate.

I simply like to calculate the price/performance ratio... no matter the matter – in my opinion, this is simply not given at all with the prefabricated garage!

If you see it that way for yourself, then you should do it that way, otherwise you'll always be annoyed when you stand in front of the prefabricated garage. Certainly, you can argue it that way just as well as the other way around, and in the end, it has to fit your life. I have lived/experienced it differently, but that is not a general guideline, rather my attitude towards the importance of individual things in my life. But these are sums, also for the prefabricated garage, where I at least check whether they give me this equivalent value of quality of life or take it away elsewhere. Since I personally like to have beautiful things in my private area, I would therefore personally even choose a parking space or a simple carport (e.g. kit with a lightweight roof or similar). Any building can cause you trouble, that depends on various influences. The masonry garage will be plastered and thus the plaster can cause problems, generally the topic of moisture... so I don’t believe that something "better" arises simply from the stronger masonry alone. I am probably not the suitable sparring partner on this topic because I think completely differently about it. But you have apparently developed a gut feeling for it, so I would stay true to that.

Price/performance? You are not really calculating that, otherwise you wouldn’t end up with the masonry garage. But rather with the carport kit for €3,000 with a tool shed plus a hardware store shed for the other stuff.
Also, I don’t see any lousy quality in the prefabricated garage...?
You want a masonry garage. You don’t really need it. And I think the decision has already been made anyway. That’s not a problem at all. So go for it.

Nope, I have certain requirements for my garage that a carport kit could never fulfill – so that’s out. Even if you’re right in terms of price/performance. Ultimately, it does not meet a very important need that I have both with the prefabricated garage and the masonry one.

Therefore, the minimum requirement for our needs is a prefabricated garage.

No, my decision has not been made yet, which is why I’m happy about every message. Long-term experiences, price information, etc. help me.
To be honest, I still have no idea what we will decide on... ultimately, we have to wait for the price of a masonry garage in the same size. Only then can we make a comparison and consider whether it’s worth it.

Forty years ago, we still had two or three factories for precast concrete garages in cellular form around here, now there is only one left, but the area is still full of those things. I don’t know any ruins or even just worn-out examples. And I’ve even had furniture in there without a drawer sticking. What I don’t like about the typical models is different with your Kemmler IX: you can’t see the wall thickness from the outside – the look “they saved the Mercedes for the garage” is thus “missing,” this model looks outwardly “worthy” to stand next to a “Bauhaus.” Garages currently have pharmacy prices across the board, 25 grand for a double garage is almost “from Ratiopharm,” although that is already a big increase compared to the 17 grand from the promotion five years ago. The manufacturer makes a decent impression on me, even though I don’t know his products “live,” since two regional providers share the market of “massive” prefabricated garages here.

A prefabricated garage will not give you any quality issues. But it will not be as well insulated in winter, attaching something to the walls will certainly be more difficult due to the thin walls. Individuality is completely eliminated. Wanted two doors, one in front and one in the back. I believe something like that is not possible there.
