You wrote BU. I don't know now which one you talked to. The timber frame builders tend to build towers. They earn the best now. Someone seriously offered to build a retaining wall and to build the house one meter in front of the retaining wall. Who plans with such a crappy hole and a drawbridge to the entrance? In which area of Bavaria are you building - roughly? Quite a lot of slope. Especially since it stays on the south side, right? How does it look if there are houses below you? Can you still look over them? Is the other side of the slope possibly being discussed as a building area?

The BU builds solid or, in cooperation with a carpentry company, also timber frame. I have seen such a terrible retaining wall solution several times already. Area: Ingolstadt Yep, it is quite steep and stays that way. There won’t be any houses below us. Directly below is the street. On the opposite side is the sewage treatment plant. Building areas will not be designated here anytime soon because the municipality has been very active in recent years and has really designated many plots.

Unfortunately, I didn’t mean that one.

The one I meant really has the living/dining area downstairs. Recently posted some pictures of the almost finished house.

Topic trees: who is responsible for the planting? What does the development plan say?


What are we talking about now? A raised terrace that darkens the basement, or are you already thinking one step further, namely a roof over your raised terrace?


Why "you"? That should be something the architect thinks about.
The question is: who is planning this then? What have you given the architect to work with? Actually just a room program and “make the best of it”? Or have you mentioned cellar, terrace straight away, basically given him a rough outline verbally?

The municipality. It says that this is a suggestion for planting. Deciduous trees and fruit trees (standard trees) are allowed on the public green space. Whether tall trees will actually be planted on the steep slope, I cannot say. I will ask whether there is already a concrete plan for planting. Last year there wasn't one yet.

You're right. We are asking the architect for an alternative design. We tried in the requirements specification not to subconsciously incorporate our floor plan right away. We actually mentioned a terrace, but not necessarily an elevated one. Regarding the basement, we only mentioned that the utility room should be near the service line and that the builder advised us to cellar under the garage because it would hardly increase costs.
We gave the architect the room program, the desired style, our daily routine, and some details. We also toured the property with her.

Then be very specific why you don’t want to build into the slope, but rather suspended above the property
