Then plan a step-free garden access from above.
You always have heavy things that need to go up and down.

The suggestions from hanghaus2023 in #24 and haydee in #46 are three-storied. What's funny about that? According to our plan, we would have about 1.5m onto the terrace. Not compared to the 8 meters past the desk, dining table, toys, and couch that we have now.

Thank you, it is planned. The house is positioned so that you can go around the house at the northeast corner.

You can also build two stories without an attic. Then you simply distribute the rooms between the basement and the ground floor.

: first of all, thanks for your assessment.
Yes, it may be that we have somewhat "fixed" on that. But we have been searching for a house or plot for years, have looked at dozens of existing and model houses, visited houses in almost every town in the area, and compiled a huge collection of things we like. We have an idea in mind that unfortunately has not yet been fully put on paper. An idea of a terrace that visually "breaks" the high facade. An idea of trellised terrace posts that integrate the basement into the garden, etc. We have taken great photos of examples for this, but I would rather not show them here now.

We also have a house variant with a 6.5m wall and a 45° hipped roof in the drawer. But that would be a painful compromise for us. The involved BUs know both designs and advised us to go with a higher wall and shallower roof. But of course those are BUs, not architects. At first, we were with a renowned architect who held the view that the resident must subordinate themselves to the architecture. This opinion put us off from him. The new architect has already designed several houses that at least outwardly match our taste. Maybe we will also come together on the floor plan.

Why do you want to break a high facade when it is not necessary and you might not be allowed to build it? Trellised posts can be implemented much more easily and cheaply with a pergola. I would definitely not give up direct garden access. Without garden access, it is not a house, but a maisonette apartment with a basement.
