Yes, exactly. We are glad that the development was almost finished at the time of allocation. In a developed state, completely different perspectives opened up.
Two mistakes: first the order, and second the planner.
1. Take a freelance architect without quotation marks.
2. go there without bringing your own planning attempts.
3. make (usually with the architect) a proper tender, on which a bidder can gladly declare to apply as a general contractor, but never go directly to a GC.
If you follow my "A house construction roadmap, also for you: the HOAI phase model!", then during the resting phase after module A, make the decision to find out which construction method is more suitable in the specific case. Important: the decision is only a dance tea, you don’t get engaged yet! – the participants of this orientation round have a composition independent of the later bidder selection due to the different focus, the orientation round is not a qualifying for the tournament!
We are not tendering the project because we are building with family.
We have also visited an architect, and there we came without any planning attempts and made an effort not to indirectly mention any of our previous plans in our requirements. We are curious what will come out of it. She has already designed several houses in exactly the style we envision. However, she no longer does submission planning; that would have to be done by the planner.
