Hello everyone,
After a long wait, we have finally secured our dream plot here in our community.
We have now started planning and would like to hear your opinions.
Please note: this is the first draft.

Development plan/restrictions
Plot size: 591 sqm
Slope: south-facing slope, access from the north, slope in the area of the house drops about 2.5m to the south.
Site coverage ratio: 0.35
Building window, building line and boundary: see development plan (Trauberg II)
Number of parking spaces: 2 per residential unit
Number of floors: 2 full floors

Requirements of the builders
Style, roof shape, building type:
Jurahaus (street side/north classic, south side modern), gable roof
, floors: basement with south-side garden access + 2 full floors
Number of people, age: 3-4 (36, 34, 5) + possibly another child
Room requirements in basement, ground floor, upper floor: bedroom, dressing room, family bathroom, guest bathroom, living room, kitchen/dining, pantry, office/guest room, office/hobby room, storage room, utility room, technical room (bath)
Office: family use or home office? Both, two workstations in two separate rooms necessary
Guests per year: ~10 times per year two persons
Open or closed architecture: open
Conservative or modern construction: mixed
Open , kitchen island: open kitchen-dining area as family center, kitchen island desired but not a must.
Number of dining seats: 6 fixed seats, expandable to 12 seats
Fireplace: no
Music/stereo wall: no
Balcony, roof terrace: terrace adjacent to kitchen is a must.
Garage, carport: double garage necessary
Utility garden, greenhouse: -
Other wishes/special features/daily routine, gerne auch Begründungen, warum dieses oder das nicht sein soll:
-Large hobby room with space for sewing machine and another space-consuming hobby
-Cloakroom not in view when opening the front door
-Guest bathroom not next to the front door
-Spacious pantry/storage room with extended worktop
-Utility room not in the sleeping area, I have horses, I don’t want to bring dirt into the sleeping area. Utility room near the office, as laundry is mostly done during home office.

House design
Who designed it:
- Planner from a construction company + DIY
What do you particularly like? Why?
- Room program was implemented very well.
- No complex statics, installation can be done easily.
- A separate apartment could be realized in the basement.
What do you not like? Why?
- Windows: exterior view is not symmetrical and harmonious. In the kitchen we would like the window/door to be on the island to have more natural light there. The terrace doors are too narrow. I deliberately did not publish the views because we are still unsure whether we want shutters or sliding shutters or on the south side sunshades/roller shutters.
- The desired Jurahaus character does not yet come through as desired. We have first developed the floor plan, for example, to get the energy consultant on board.

Price estimate according to architect/planner: see below
Personal price limit for the house, including equipment: 600k, we are building with the family and only subcontracting sanitary and heating trades. The builder says we can easily manage that.
Favored heating technology: heat pump

If you have to do without, which details/extensions
- can you do without: straight staircase, height of knee wall, which could also be a bit lower, bathroom in the basement.
- cannot do without: pantry, dressing room, offices and hobby room

Why has the draft become what it is now?
We have visited many show houses and existing houses and this type of floor plan always appealed to us.

First question ... how is the access defined as MUST from kitchen/dining to terrace/garden intended?

EDIT: Granny flat ... where are the 2 additional parking spaces intended? And who is supposed to live there? How would the access be?

We want short ways to the terrace, the slalom through the dining and living room in our rental apartment annoys us. We would like to go from the kitchen onto the terrace and from there level into the garden; towards the south the terrace would be raised and offers a great view to the south. They are not planned. We are planning a double garage; due to the required setback from the property line, vehicles could also be parked in front of it. Captive parking spaces are not allowed, however. Access from the south. Additionally, there should be access from the basement garage to the storage or technical room. However, we would not want to rent it out but use the apartment for family members (mother-in-law or adult child, for example). The division into two residential units is optional; we have no plans for double subsidies or the like.

Quickly throw the plan and the planner in the bin. He hasn’t even read the development plan.



On a slope, you need an architect who has planned this kind of thing before. The sketch in the development plan clearly shows what the planner envisions.

Model houses are, in my opinion, not suitable for steep slopes.

We are not violating the development plan. The basement will only face south. However, this is not apparent from our floor plans, you’re right about that. Among other things, the wrongly drawn western window contradicts this. We have already clarified that we are allowed to build to that height.

Twice wrong: once the order, and secondly the planner person.
1. Get a freelance architect without quotation marks.
2. Go there without taking your own planning attempts along.
3. Make (usually with the architect) a professional tender, to which a bidder can gladly declare that they want to apply as a general contractor, but never go directly (and even much less without a tender) to a GC.
If you follow my "A house building roadmap, also for you: the phase model of the HOAI!" then during the resting phase after module A you also make the key decision to find out which building method is more suitable in the specific case. Important: the key decision is just a dance party, you are not engaged yet! – the participants of this orientation round have a composition independent from the later selection of bidders due to the different focus, the orientation round is not a qualifying for the tournament!
