Is financing feasible or are we overextending ourselves?

If the land costs almost as much as the house / shell, something is wrong....

The small details will probably be interesting, things that you might not even have on your radar yet.

A terrace and carport/driveway are enough for you - that won’t cost much? Ok, but what about the mentioned splash guard, the entrance porch, and what kind of ground will you have from the carport to the front door? Soil or rather paving?

Are all sealing and cutting work already included with the tiler? Decorative stuff like, for example, a tile border is usually not included in the tile price. Are finishing strips/edge protection strips not listed either? Baseboards cost quite a lot if I remember correctly, are they cut from regular tiles (instead of bought ready-made), and what does the cutting cost? Do you even find tiles in that price range?

What you urgently need to be aware of: with 15 different trades, even average extra costs of €500 add up. And unfortunately, it often doesn’t stay at just €500 more.

Plans would be good. the ratio of house costs to land price is indeed "unusual" but I don't see a problem with that. Depending on the area, budget... Better a dream plot with a perfect location and a standard house than the other way around.

I will add the plans as soon as I get the latest version. We had some changes made on Wednesday (for cost reasons).



That's how we see it too. I grew up in the countryside in a detached house and want to make that possible for my children as well. But the countryside is simply no longer an option for us. And we found a really great plot here in the city. City line within walking distance (2 min), kindergarten/daycare 500 m, city center reachable within 15 min on foot. Edeka 500 m away.

We fell in love with the plot immediately, even though it’s expensive. We knew that we would have to watch the budget even more than necessary for that. But either it works out with the plot or we leave it. The countryside is not an option.



Supplying and laying the base is included at 17 euros per meter. It is not specified whether bought like that or cut.

I think you should make another post here where all the information is summarized. I have been following along since the beginning, and somehow it feels a bit like playing blind man's buff. When you throw out a keyword, you always give new information. This makes it very difficult to form an unbiased opinion about your project. The development so far alone is very confusing: 1. Request for house financing, construction with a general contractor (GU) -> 2. Enormous amount of personal contributions planned and accepted by the GU -> 3. Tiler is now being sought by yourselves(?) -> 4. Architect has already completed the house planning.

Just list who is responsible for what with you and what you can 100% do as personal contribution or contract out yourselves. In my opinion, it is a completely different level of reliability if a general contractor says "costs 10k euros" or if you have researched material prices for work done personally. And only when this is broken down can your initial post actually be answered somewhat.

I think it's great how helpful the users are in dealing with this chaos nonsense here. The thread starter doesn't actually deserve that.
