Had offers from other landscape gardeners who wanted 35,000€.

I point this out because I have two friends in my circle who are built similarly. But with even more EL. Construction helpers always came from the circle of friends. You have to be able to rely on them 100%. And that for about a year. Every Saturday you will have to use them. When others want to do something in the evening, you will be working and/or planning.

I am aware of that and it is the price I am willing to pay for our little house. And yes, I can rely on my helpers.

Your dad has connections to the GU. Ask him about a modular system. For example, the construction pit can be done yourself. Trenches for the sewer connections, construction road, etc. Ask how flexible he is.

Your trump card is the relatives in expensive trades

I already have a sanitation offer. Included are gas boiler + hot water storage tank (300l), solar thermal on the roof, underfloor heating throughout the house, everything that needs to be installed (pipes, outdoor faucet) and sanitation (for both bathrooms with 2x showers, 1x bathtub, toilet, washbasin etc. pp) --> So everything that is building services and sanitation. It is supposed to cost a total of 30k euros including labor. What do you think? Fair?

20k euros for what? We had settled on 2,500 euros for the terrace. There’s hardly any driveway. The carport will be located on the street (6m access so that another car can still park in front). Plus lawn. No walls will be built in the garden for now. For such odds and ends, 1. our budget is too tight and 2. it’s not worth it to us. Maybe later. But you’re right, we must not underestimate this and need to break down exactly how things around the house should look and what we have to spend on materials.
