Is buying a house sensible in the current market situation?!

Wishes cost money and nobody has anything to give away. And you can certainly wait, just don't be surprised if it gets even more expensive in the end and you say I should have.

I would like to give a brief further update on the house and ask for your assessment:

The house was built in 1962, has about 160 sqm over three floors, the plot is about 380 sqm, fully basemented, it needs to be renovated (so heating, water, windows, possibly insulation, it is an architect's house (no idea if that's positive, the materials used are supposed to be of higher quality)

Can you roughly estimate what costs one has to expect for this renovation? And in this case, is a KfW loan worthwhile? Our estimate is about 100-150K...

I am currently gut renovating a two-family house with 120sqm/80sqm. The 120sqm apartment from sanitary/electrical lines to doors and windows, floors, bathrooms, new heating + underfloor heating, etc. The 80sqm apartment is getting new radiators + its own heat pump and new windows. In addition, everything that is necessary will be insulated (top floor ceiling, basement ceiling, ETICS). Everything will be KfW 55 standard; thus 40% funding on a large part of the measures including funding for the energy consultant (I pay from equity and take the subsidy). No changes to the room layout (only one wall was removed). I will end up at about 100k euros. Then the subsidy will be deducted. But: All individual contracts and integration of own work (drywall, a bit of gutting, tiling/wood flooring/insulation work). Without own work I would estimate an additional 30k euros, possibly a bit more. So your estimate should roughly be correct.

Thank you for your details. Your costs are top, certainly due to the individual tendering. Is it sensible, for example, to use the KfW loan for this? I have read some criticism regarding KfW (it takes a long time until the approval is granted, the energy consultant has unrealistic expectations, conditions are no longer as attractive compared to a classic loan (with the requirements)? Do you know which KfW loan I can use as standard? Can they also be combined?

It depends. Variables unknown to you are what you need/want to finance, what conditions a bank loan has, and which KfW level you want to achieve.
The program Energy Efficient Renovation is applicable for the renovation:



That’s all relative. For the grant, I only needed a few days – but settlement is only done at the end. 0.75% for 10 years is not bad, but it’s “only” 10 years.
The energy consultant cost €3,520 (construction supervision only online, I don’t need him on site) – of which 50% is refunded via KfW. Application is straightforward and quick.

So I take out a KfW loan of 120k (KfW 85) for 10 years, then pay €1,200 monthly and receive the €36,000?
What does the KfW bank pay, the material costs, and I submit invoices for these? What if I do the roof insulation myself?
