yes that can be correct, but I am paying tens of thousands of euros for the bank loan and honestly: I don’t see any increase in value. The prices for "normal" houses can’t go any higher.
We looked at a terraced house a few weeks ago: not our preferred location, but okay. Living area 125 sqm, 155 sqm plot, built 1970, 400TE (plus additional costs plus at least 100TE renovation) Sorry, but that is crazy!
And the worst part is, it is selling.

you pay little for the loan, going from 6-8% to today it hardly gets any lower. But if you can't sleep peacefully, then forget it. Well-paid people also live in [Plattenbau] because they want to, and your rental apartment is good and can only get more expensive, right. But the increases in property value are simply a fact.

... and much more than the interest, you pay rent to the landlord. Money is practically given for free. Rental housing is not. And it is also a fact that homeowners are better off in old age than tenants (although they have - necessary? - bought flexibility at a high price). Even if there is no increase in value, it doesn't matter. Because as a retiree you live in the worst case in a property that is worth nothing anymore, whereas friends for example still pay high rent. As a homeowner, you can only gain.
