As soon as you have completed the measures, your loan will simply be "reduced" by 36 thousand euros, thus lowering the remaining debt.

I want to bring up my "old topic" again because it is still relevant (possibly more than ever...)

I would like to have an exchange with those who, like us, cannot find a suitable property and what their plans/alternatives are. Over the past 3 years, we have looked at many things and thought in all directions (leasehold, rent-to-own, cleaning blades, writing letters, etc.), we are slowly running out of ideas and the feeling is starting to spread that we no longer have a chance with our desired locations.
What to do!?

1. continue living in a rental -> partly risky (termination/significant rent increase) and soon a bit tight (when children grow, 4 rooms will no longer be enough)
regarding 1: considering at least buying a condominium (barrier-free!) and renting it out + investing more of the current equity in stocks
dilemma regarding 1: if a chance to buy something adequate arises, we will hardly have any equity left for the financing
2. look outside our desired locations -> is not an option for us
3. keep hoping and waiting for something to turn up -> how long? Have you set a deadline for yourselves?
regarding 3: what do I do with the equity that I have to hold back (I actually already have a percentage that is too high in the capital market)?

You should have actually found something by now. It will never be perfect. Now it's immediately 30-40% more expensive. You should have already "taken" this increase. Back then it was already surreal for you. The equity should now be higher. In TOPlagen, it only works with top income. It won't get cheaper that quickly anymore. There are also plenty of current threads about it.

1, 2, or 3. None of it really suits you, does it?

My tip is always to adjust your wishes to the circumstances. So point 2.

1. you don’t like (the equity doesn’t just disappear – cash turns into real estate. If you then finance a house with the same bank, they might still be able to take a subordinate position on the condominium). 3. hasn’t worked for three years already. The chances of suddenly finding something according to your wishes now are therefore extremely low. Then only 2 remains – but you are standing in your own way there. So you keep going around in circles and can’t break out.
