Is buying a house sensible in the current market situation?!

.. If you adjust your wishes to your budget, then the desired location will also work.

We have already thought about that too, only this is not a ground floor apartment with a garden. The building has three units, the landlord will hardly want to sell just one apartment (just in case the question comes up, the entire property is not affordable, in my opinion well over 1 million).

Yes exactly, it should be an existing property. A new build would only be an option if we got a free building plot (which is highly unlikely)

no, I don't think so given the current situation. Or am I misunderstanding your statement... We want to achieve an added value compared to the current rental apartment.

We also searched for a long time and here it only starts from 600k. The starting point was 200-230k equity and my current net income of 4k including 13.3 salaries. My wife is still studying but will finish in a few months. In the end, it became a new-build condo with 114 sqm and a large garden. But even here, including KNX bus and expansion, the price is around 490k. The goal was actually a semi-detached house or a small house.

What do you currently pay for cold rent?

With us, you would have to pay around €1500 rent for a comparable house, so not an extremely big difference from the installment. Only the equity is, of course, also "gone". Whether it financially pays off, I doubt in our case, since the purchase price/rent ratio is at least 40. But the feeling of living in your own house, the freedom to design everything the way you want, the security of not getting a termination due to personal use, the retirement provision... it is definitely worth it to us.
