Is buying a house sensible in the current market situation?!

We are not exactly in your situation, but we were in your situation until three years ago. Therefore, I hope I am entitled to express myself. Otherwise, please just ignore my post and don’t take it badly.

Do you see no chance anymore or do you objectively have no chance anymore?

Buying a condominium you can move into yourself? I have not read the entire thread and therefore do not know if you are looking for a single-family house for yourselves or if a condominium is also an option.

There are absolute preferred locations, acceptable preferred locations, and approximate preferred locations. We decided on an approximate preferred location.

I miss alternative 4., making bigger compromises. But perhaps you are already willing to do this anyway and it was just not mentioned in this post by you.

Hello ,

I, as the “bad guy,” already doubted back in 2020 that this would work. Now we are 18 months further – has your equity increased by 18*installments, or are you pushing the financing end date back by 18 months (watch out for retirement entry), or are you increasing the monthly installments? I remember that you had already calculated things tightly back then (with the background that one salary would be lost) – in addition, both prices and financing costs have risen massively in the 18 months.

I haven’t read all 18 pages here, but it seems to me that your plan is not feasible as it stands. "Accept it, change it or leave it." You are not willing to reach a compromise, so your only option is to give up your plan. I don’t know exactly where you want to build/buy, but if there simply is nothing suitable there, then that’s how it is.

Our attitude is actually that where we live is more important than how we live. So owning property is not a heartfelt wish. It would just be great for the children, and I wouldn't be annoyed by the "rent-renters" :)

Then you gave the answer. Look for an apartment of suitable size and invest the retained equity.

They don't care about the situation. But they do care if they have to be "cooped up" in the small rental apartment instead of being able to go to the garden. However, you are not really thinking about the kids right now, but only about the kids and yourself. At least, that's how it reads.

Well, good schools, good sports, music and support programs, swimming pools, climbing gyms, etc. are also worth a lot when the kids are out of the sandbox age.
