Is buying a house sensible in the current market situation?!

I will speak up for a mid-terrace house: I think you have the idea stuck in your head that a mid-terrace house is cramped and dark. I have one that is 6x11m and there is nothing dark about it at all. On the contrary, it combines "enough light" with "cozy/lived-in/normal." My visitors feel comfortable and are always surprised at how practical everything is. Where an end house has windows, a mid-terrace house has space for storage. Direct access to the garden would be nice (I have it, but I had to grant the neighbor a right of way to their garden. A 1.80-meter-wide access path is cut off from my garden). If you have enough money, then just look for something that appeals to you right away. If not, then feel free to deal with your (pre-)judgments about the terraced house. The terraced house is mostly located in urban and central areas. For me, the location is also part of the quality of life: I don't need a car, I don’t waste much time in traffic. These are possibly arguments that could also be important. What does quality of life mean to you? The type of house, the location, the neighbors, the routes to work, kindergarten, hobbies? I would base it on that whether the house is an interesting candidate for you. Thinking "500k" for a mid-terrace house, pffff, is just a mental barrier and leads to no well-thought-out result.

Have you even looked at the house in person? Your gut feeling also tells you something. I would never rely solely on the [exposé]. It has to fit, you shouldn't make such an investment just because it's the only "feasible" option. You're not under time pressure at the moment, which is a good condition.

Unfortunately only from the outside. Since everything is still quite new, there isn't even a brochure. It just looks like a terraced mid-terrace house, narrow and tall :) ...

I find such discussions very interesting, as they show how some others "tick" and - ultimately - you don't feel quite so alone anymore. We (three people plus four rabbits) have been living in our own home for 10 months and before that we rented. We did not build new, as we were lucky to be able to acquire a relatively young existing property, which we would not divide differently even as a new build. It is simply practical. In addition, we could not come to terms with these standard houses as they are built today. But that is another topic. Certainly, the house (about 180 sqm living space plus about 900 sqm plot, double garage directly at the house, cellar, ...) was renovated according to our wishes (bathrooms, floors, etc. ...) and some changes are still pending (front door :) ). The feeling of living in your own home is definitely different than renting. Especially when the house matches your ideas and everyone finds their place. But (!) it also means more responsibility and - often - more work. Ok ... anyone who builds today will usually want a low-maintenance garden. Ours is different. We don’t have a jungle, but the approx. 900 sqm plot also needs to be maintained. In addition, four rabbits have moved in, but they live outside on their "own" 25 sqm :) ... Whoever has a fireplace has to take care of the wood (I do that myself with the neighbor). Since buying/building a house usually means having to maintain more living space, one should not underestimate the time required. Also, you must not forget that you have to cover ALL costs yourself. This does not only concern the washing machine, which can break down, but also maintenance costs for the heating system, etc. Therefore, a reserve for such costs should be available. An investment property certainly does not pay off purely in terms of costs, but the gain in quality of life is - at least for us - immense. In my opinion, a good functioning neighborhood is also important. We have craftsmen living nearby who can sometimes help with their expertise. Anyone who has to finance a property with a loan should keep in mind that they have received something of value in return and have not "just wasted" the money (alcohol, drugs, parties, women, ...). And ultimately: It usually costs more than planned :) You just have to keep your feet on the ground! At least my life has fundamentally changed as a property owner :)

If you can't fulfill your wish, then you have to settle for less. There's no use in it. And I can understand you, but I too have to realize that I won't get my egg-laying wool-milk sow. So it means setting priorities :)
