Now just stay here and please enlighten us laypeople with your way of thinking, why "external facilities, which are valued at 100 % for appreciation" do not change the loan payout. If that's so clear to you, it should be easy. And please leave out the fun with the personal contribution this time, because just because you like to apply that as a "trick" doesn't make it any more correct. No, I’m not going to explain to you how loan-to-value ratio and equity ratio are related. Take a course if you don’t know that. Tip: that was exactly what it was about.

I also don’t know what it’s supposed to be “about again.” Do we know each other better? Was there a “previous time” and if so: what was it about?
From my side, it’s about you spreading nonsense here that can mislead unsuspecting readers.
