Hello,

I have to admit that we approached the house construction quite naively.....

We have already signed the detailed planning, now the construction company wants us to waive the special cancellation right in writing - is that legal?

Now to the main question: we signed a fixed price (turnkey), but the site manager said that after the structural engineer’s calculation the price will change again????? I mean, we won’t change anything in the planning and with the bank we have also calculated with the known price - is that normal?? - you’re really buying a pig in a poke!

Take a look at your contract: it should state that architectural and structural engineering services are included.

However, based on foundation recommendations according to your [Baugrundgutachten] for the property, it may turn out that the structural calculations for the slab need to be updated. This can lead to additional costs, but not for the structural engineer themselves, rather for the reinforcement in the slab.

We are building with Haus der Handwerker. Yes, the structural engineering service is included in the house price for almost 10,000 euros, but the construction manager said that additional costs will come after the structural calculation—how he already knows that, no idea. We could not suddenly spend 20,000 euros more. We found out the day before yesterday that we also need a sump pit for the basement according to the soil report—we also didn’t expect that because the architect said drainage would be enough...
