Is a soil survey necessary when a geotechnical report is available?

Yep, 27,000 scoundrels just for the multiple founding... short pause to laugh about the term...

Checked again, 24m³ for the frost skirt, 24m³ for the strip foundation, says the offer.
It should go 2.5m down according to the plan, from the top of the existing ground. But no one had considered that almost another meter of gravel was piled up, so almost 3.5m of foundation under the slab.
Including the slab, we have about 80m³ of concrete under our feet.

Oh, also that much because under the load-bearing interior wall there is an 80cm wide concrete strip.

About 50m further, the report said unmistakably driven piles, no alternative. He probably gave up and someone else built there. Without piles, we’re all curious how it will turn out...
His neighbor had glued facing bricks, they fell off twice... now they are smoothly plastered... seems like the ground is shifting...

27k extra... Respect that you went through with that!! I come to only about 30cbm total for my 90sqm slab including frost protection and base plate...

@TE definitely get a soil report done! In my soil-wise actually quite relaxed construction area, there are heavy clay soils just 100m away that require a completely different foundation... Not doing this immediately (for a better basis of calculation later) would be stupid... Aligning the rough building volume on the property is enough. You don't have to have done detailed planning beforehand. We ordered our report right after the purchase, and we’ve only just finished planning now. I would have absolutely needed to know about 27k for additional foundation work at the start of the project!

From everything I’ve gathered here, I will definitely commission a soil report directly.
One of the boreholes was made quite close to the plot we chose (see attachment). What do you think about that?

How did the other builders found their foundations in the construction area? This graphic provides information about which soil types were found at which depths and in which layer thicknesses. In my opinion, it looks really good starting from a depth of 1.5m. It is quite possible that one or two additional work steps might still be necessary above that for the foundation.

Order an expert opinion and don't worry too much about the others. Even if normal foundations are possible around you... if you're unlucky, there is a bad spot exactly in your building window. And then there is still the question that I ask myself to this day... "Maybe the other general contractors just didn't care and built as usual?" That brings back the example of the driven piles, which is why they gave up... the next one came with a different general contractor and just built the house as usual... and then the claddings fell off the facade twice next door ;)

The plots are only just now being allocated, so there are no experiences yet.
