House construction in the Ruhr area on existing land

That surprises me. A replacement tree will never be as good as the existing one. That is basically environmental sacrilege. We had a construction here that had to be built around an oak.

But of course I’m happy for you.
However, I wouldn’t underestimate the highway to the west. It’s quite close. The west wind carries the noise onto your property. But apparently you’re used to that?!
Or is there a noise barrier?

The houses once belonged to Steag and were originally for their own plant employees – at some point Vivawest (a housing company) bought them up. They had almost no precise documents, no exact floor plan, etc. All other houses are rented out (the tenants are all already older and no longer wanted to buy, and their children were not interested in buying, so everything remains rented) my parents were the only ones who accepted the purchase offer, as it was quite a bargain.

Okay, I had understood that the house including the terrace must end at the blue line (but I could be wrong). That would of course be good if the house could be built up to there and only then the terrace comes.

As I said – I don't think anything meaningful can be taken from the exposé. There is almost nothing in it.

Yes, the highway is fully expanded and new, better noise barriers are being installed now. I myself have lived there for many years, as I said, and am used to it all. We have never found it disturbing or anything like that.

In many federal states it is the case that a terrace as an ancillary facility of the house must also be within the building boundaries, yes. And, as mentioned, the floor area ratio must also be observed - a building envelope is therefore not a guaranteed area.

The said tree was protected by a preservation order. I also have a tree on my new property that is at least 40 years old. I tried to plan around it. The inquiry at the municipality/building authority was that if the tree is in the area of the planned building, it can be removed.

Measure the plot dimensions from the 1000 plan in the exposé.

The living area sounds plausible.
