How big is the parents' house? 10.5 m deep * 12 m wide?
The house in the photo doesn't look huge, but at least it has 2 full floors. That's something you can work with. Just browse through the catalogs of the big manufacturers and get inspired by floor plans for semi-detached houses. Technically, it’s nothing else but an end-of-terrace house. Compare the dimensions against what’s allowed and note what you like and what you don’t. Then you’ll get a feeling for how much space you actually have available. You definitely have more freedom than your parents with their mid-terrace house.

Then just scan the exposé - who knows what can be read from it.According to the exposé back then, the house is only 112 sqm.
Should really none of the neighbors know from whom they bought the house, they can't all be second owners? Same house no: as can be seen from the plan drawing, it may extend up to the blue line, which the existing houses do not; within the limits of the site coverage ratio and floor space ratio, of course, but all that is stated there.Since we are not allowed to build here as we please anyway, but in principle would have to build exactly the same house as my parents have next door (I don't know who built the houses, they are from 1965)
What kind of tree is that? I guess it has to stay. It looks like an old oak to me and therefore protected? That's what I think.
