yes that makes sense - the only thing that would probably work is if, as seen in the picture, the terrace is reduced in size and the balcony on top is omitted, then you could probably get more living space, but I don't think you can do much differently.

Building authority is also reachable by phone and email. Corona? They should also have the 1:100 scale plans of the parents' house. So that one can estimate how to build the house without a basement.

The property should have boundary stones. Then you don't need a surveyor at first. The data is also all available in the Geoatlas NRW. That is sufficient for the conscientious planner. Extending an existing building is easy.

We can also do more with the plan from the Geoatlas.

Just look for the boundary stones and then you can measure.

I actually didn’t know that – thanks, I’ll take a look at what I can find and yes, if I can’t get further by phone, then at least certainly by email. That already puts me one step further and I can make things more concrete.

Alternatively, you can also sketch what you want to build and then submit a preliminary building inquiry. This way, you have it in black and white what they will approve. Such a thing should be handled by the architect or the planner from the construction company for you. We can only give tips.

Yes, you have already given me a lot of great input, thank you very much for that. As I said, I have absolutely no idea about this whole topic and am slowly getting my head around it. I am now trying to get as much information as possible and then talk to the companies to see if anything like that is even feasible within our budget. Because if they tell us no, that we can't get anything decent for €350k or that it is simply too little to even build something new, then the matter is settled anyway despite having the plot of land.
